Default France completion Dec 2007

Any one has a more accurate news on handover of France.
What is the experience like to rent.

Hello Folks,

I'm new to the community and since i live in a rented apartment in intl city, i thot i cud help u guys out.

I've recently purchased an apartment myself in france in building q5.

Upon the purchase i was informed by my agent that the nakheel handover date is December 12th (i also haf the letter stating that).

however, my agent was nice and kind enuff to inform me, that even tho that might be the date they've issued, realisticly the apartment will be handed over in Jan.

The DEWA requirements for the buildings have been met(according to what i was told by my agent.) Cluster P's apartments' have their lights on too at nights because i guess they're doing the snagging work and finishing up on that. (usually when the apartment lights are on it means the apartments are nearly done and extremely close to handover. This is what i've experienced, having lived in intl city for nearly 6 months now).

Cluster Q had two buildings which required some work on the outside being finished up and they are now nearly done. So things are looking good. Unfortunately, i don't know anything abt cluster R (i think its r, at least) except that its the cluster thats yellow and red (instead of grey and cream).

The inner road lights of france are also starting to turn on.

Could you please tell me if you know anything about building P18 in ffrance cluster. I have received a letter informing me about the handover to the owner by the end of this month (Nov. 07). So I expect to have it sometime before end of Dec. In my contract Dec. 31 should be the latest otherwise they will have to compensate for the delay since we have already undergone a one year delay and that is the maximum possible according to the contract with Nakheel.

like i said bro. It looks like cluster P is going to be the first cluster thats going to be handed over in France. I don't know abt the compensation and stuff. It seems to me that evryone in the forum has been either told something different or has an agent thats given them a different deal.

The agent who I bought from, has taken the entire money for the apartment up front (all payments). The only remaining costs that are left now for me are admin., affection charges, etc. etc. which amount to approx AED 16,000.

something thats a little confusing: I read somewhere on the forum that the maintenance expenses ppul are paying are AED10 per sq. ft... it says in my documentation that i will have to pay @AED9.27...

which figure is correct?

oh.. and i almost forgot. Everyone seems to be talking about compensation. Does anyone have any documentation by nakheel stating that they will compensate home owners if the apartment is delivered after the Dec. 31st? How much will be compensated, etc. ?

Nakheel has confirmed to me, they are not paying any compensation to any one, since the contract allows them to extend the handover period to December 2007. They are now offering possession to all the buildings now and the question of compensation will arise if they fail to deliver beyond 31.12.2007. However some Building Owners are delaying to accept the handover being offered to them by Nakheel. This is either they are not clearing their dues or trying to extract maximum from the unit owners they have sold in turn. In the end we the small unit owners are suffering will continue to do so. As their seems to be no accountability in Dubai.

France is on the way to be delivered.
By the end of June 90 % of the buildings should be hand it over.
I expect once this is over the prices to surge by 20 % .
Not bad, finally we can make some money from the smelling city

My friend

I said 90 % by June

Look at China cluster started December 2006 finished August 2007
Look at England cluster started august 2006 not yet half way.
France is one of the biggest clusters – so six months is pretty much OK.
They cannot delivery more than one building per day for the whole International city.
I say approximately 250building are to be delivered - that’s makes it one year.
So if you get you key early next year you should be celebrating
