Just wondering where ARY are based. If they are in Pakistan and selling to locals, is there much Nakheel or UAE goverment can do?

#Lets not forget they could be anywhere in the world but the properties and the laws governing them are based on UAE TERRITORY. These property projects are a brain child of the local government and one company like ARY is spoiling it for them and giving it a terrible reputation???

I suggest if the UAE government is fair and does not show the westerners how rosy it is out there in the desert, it should take the case of these poor souls who are stuck with their investments and take charge of this whole fiasco!!

After all investors like us who are going to have half the rights compare to the local people of the UAE have to have some protection from the local government, atleast.

DISMISS THE COMPANY(ARY) , TAKE CHARGE OF THE PROPERTY AND GIVE WHAT BELONGS TO THE DISTRESSED SOULS!!

I think you will find that ARY are the property owners, and as such Nakheel must honour their agreement with them. They do not have any control over second hand sales, but are getting involved as is the UAE goverment and putting tremendous pressure on them to sort themselves out. Which is a lot more than would happen anywhere else in the world. If this were to happen in the UK, we all know the property developer or the goverment would not give a damn. All you would get from them is caveat emptor!

Default ARY not sending legal Docs....

Dear Aliya, Sara, Munawar and all other member who have been replying the msges.

Let me introduce myself, i am also an owner of an appartment in Italy block and last month took over the possesion of my appartment, i signed all legal docs and the management of ARY promised me they will send my docs with in a week after signing it from Nakheel, but till now after passing over a month they have not yet send the legal docs and i m calling them on daily basis and they just tells the new stories......

Do u ppl have any idea wots going on there, Any person from u could help me on this particular issue.

I think it will take few more time to come because they are handling bulk agrements and ofcourse it will take time.

I am sorry to hear that but I must say thaT ARY is b*****ds.. They are trying to do whatever it takes to make ourselves fuming. Actually I have a flat in Italian cluster and I am going to make the payment hopefully this month. But to be on the safe side before making the payment I will definitely ask ARY regarding the legal docs wht u have just mentioned..Thnxx alot n stay in touch ...good luck

Mr. Khan and others i may suggest you to ask first the amount that you need there from ARY including the complete breakdown at there goldsouq office then they issue you a letter then you have to go to international city building number 9 there you get the keys and there you have to signed that you received the keys. If your legal document from nakheel is there they will issue you same but if not you can directly collect from nakheels office or ary will handover you later its not a big problem.

The main big problem is ARY in terms of charging extra amount to people e.g. 5dh per sqr feet maintance charges they charged me 9dh and some other kinds of stupid charges legal documentation fee etc.

At 14th thursday i recevied the keys without electricity but for the moment i dont need electicity there so no argu

Yes I know wht ARY is charging is higher than it should have been. I will get the breakdown from them this week and i will share it with you...

Default Good News For Ary Unit Owners

Congratulations for those who have finally taken the possession of there units and get on with there life. If any one who wish to sell his unit in ARY I can help, As you all know that very few units is being delivered with PSA (Nakheel Sale & Purchase contract) which is your title and wothout this you can not sell your unit, Plus on the date of transfer Building owner have to be present in the Nakheel. I have found a solution for this problem and can help to sell your units at Top prices instantly. ARY unit prices are little diffrent then the normal ones here is the update.
Studio.Can sell between 315K to 330K net to owner

1 Bed FlatCan sell for 430K to 450K net to owner.



Net to owner mean that this is the amount you will get after all the deductions. The new buyer will pay on top 2% transfer fee plus any Building owner fee.
