Hi, could not help seeing your comment about agents in Dubai. May I ask is this the Estate Agents or is it the Developer themselves.

Hi Turborevs

Thank you very much for the picture. Before this I was wondering if
it would ever emerge from the sand...It remains now to know when
it will be completed.

According to the other forums there are still a lot of charges to pay
that is why it is important to know approximately when the building would
be finished so as to be ready.

Excellent pic of France. Anyone have any Pics of Greece. Still haven't seen any photos of the Greece area even though it is at an advanced stage of construction.....

Default Latest On International City

I am a real estate agent who specializes in International city. I visit International city very often and see the whole development in front of my eyes, here is the latest. The clusters 100% ready are, Persia, Italy, China, Morocco, Russia. Out of which the only cluster being handover so far is China. The rest will follow on a rota basis. There are few new charges introduced and they must be paid before hand over. 1.5% to 2% land registration fee. And some admin charges.
Spain is due to complete in few months as well as England. France the way it looks I say it will be ready not before December for handover. But I think that France going to benefit from its delay as by the time France is ready most of the landscape and roads are ready plus the market will be establish for both sale and rental. You will loose the rental income for the time being but you will be compensated with the price increase and the high rental return. At the moment the rental rates in International city is Studio AED fm 36K to 40K Per year 1 bed room are going for AED48K to 52K per year, were the sale prices are on the rise since Sep 2006 they increase an average 5K to 10K every month. If you need to buy in today market ready Studio for Cash is
310K+ and 1 bed 410K+ Which is almost 30% to 40% increase of the capitol .
Greece cluster is the worst and will be ready last I say in March April 2008 the earliest. If you need any help or info let me know Welcome to Home4Uintl.com

Angry Will Greece ever be built?

That is BAD news about Greece being ready Mar/April 2008! I was told expect July - Sept 2007. Why is it taking so long? When you say Greece is the worst do you mean it's the worst for being ready to complete or worse as in the worse sector in IC?

THE PHOTO IS OF RUSSIA SECTION, AND NOT FRANCE
Theres only foundations in france section at present!

I find it interesting that Greece is the worst Area. Incredible people can comment on an area which isn't even finished!
As far as I know most of IC is the same in terms of apartment styles i.e mostly studios and 1 Bed. The essential difference between each cluster is the building look and how far each cluster is away from the sewerage area. Other than that its a case of personal opinion. I've bought in Greece and therefore as far as I'm concerned Greece rocks!

I agree with you Nish. The different sectors are basically identical - the difference in price seems to be governed by completion date + a degree of advertising hype.
I too have bought in Greece and had a look at the site a few weeks ago. It's coming on apace and they're now up to roof level.
I think Greece is the best sector, which is why I bought there. It is very near to the lake, which is to be developed into a bird sanctuary and looks lovely. It also has easy access to the highway and is away from the warehouses and the bustle of Dragon Mart. I'm really happy to have a place there!

We have just returned from Dubai and a visit to i/city, Although we were unable to get an official visit we did manage to have a look round by ourselves, this is our opinion of what we saw and what we think to the development. China looks complete and has residents, non of the commercial units seem to be in use, Persia looks complete but doesn't seem to have residents. The rest of the clusters apart from Greece seem near to completion,we manged to get a look into a ground floor studio in Spain and it seemed small, France cluster(where we have bought) looks well underway and we were told by some workers that it could be complete in 6 months, we had a look in to a second floor 1 bed apartment and a studio both looked quite spacious, both had balconies but these were very small, only room to stand and not all apartments had them. All of the development needs landscaping, We did notice the smell from the sewerage and although not overpowering it was noticable, this was outside a section of England/Russia.
A section of France overlooks a large pink electrical and water sub-station.This development could look nice but in our opinion it needs all the imenities that were promised as it is quite a way from Dubai centre ,approximatly a 40 dhm taxi ride from beach hotels,at the moment public transport looks limited. We asked at the Nakheel site office and they say France should be complete by October. If we havn't answered any questions please feel free to ask. We are hoping to post some photos later.
