Red face Light at the end?

Hi there,
Sorry for not replying sooner, but you know how it is on the weekends; the last thing you want to see is a computer! But anyway, the fact of the matter still remains. I mean everyone the world over buys property on the basis of a floor plan, for the lack of a demo apartment. My floor plan indicates two balconies, so having to forfeit one may be unsettling, though acceptable. But no balconies is ridiculous. And it's not a matter that should be dealt with lightly. I think I've just about had enough with Tamweel, and it's probably the last time I'll deal with them.
Worst of all is the deplorable level of consumer rights in the Emirate. With all the publicity of the Dubai Land Department, there sure is little or nothing that is actually being done to protect the rights of investors. I've been in contact with some real estate companies who have had probably worse experiences in purchasing entire buildings at IC. Needless to say, they have already sold off their interests because of the lack of cooperation from Nakheel and Tamweel.
As Wayneis had mentioned in a previous post, the finish of the apartments is just terrible, especially as a brand new one. Mine had loose kitchen cabinets that look like a two-year old had assembled. And the paint spatters were even better! At least the lights and air-con were working!
The high rate of construction in Dubai and IC, has put serious doubts in my mind as to the quality of construction. I guess it's left to be seen how many building are still standing after 15 years!
I'm still going to try to get Tamweel to do something about the house though. Will let you guys know what ensues.

Angry hi everyone

i really have the same feeling that tamweel give the customers such bad service not only for theirnon-sense-of-responsibility .work team but the emerging mistakes during procedure. i bought a studio flat in morroco cluster bulid I14 from tamweel by 90%finance(290000 DHS)nobody can imagine what stupid mistakes they have made.
i do not want to look back again but to inform is there anyone knows the exact handover date of morroco cluster form tamweel ???
and by the way i was just wondering for the land department regestration charge . i have the other 2 properties in italy and spainish cluster form other company they charge only1%. but taweel charged me 1.5%(4350DHS)?
and there was a 2% transfer charge amount 5800 DHS had not been mentioned in the contrct. i am really be hesitated by the charge and regret to choosing tamweel does any one have idea about the above mentioned questions please give me an answer many thanks.

How come u purchase a property before visiting it ???


If the owner refuse that the buyer can have a look at the property..this

simply means there is sth to hide for u as a bad suprise...

As we say in Morocco..I can't buy fishes while they are still on the sea !

We are buying off plan thats why we purchased the property before viewing it.

It sounds more like buying pearls before catching the oysters,let alone fishes. I think like wayne mentioned, if we become penny wise pound foolish we are bound to get bitten. A lesson here is don't buy something like a property without a lawyer. We don't do that in the UK, where we have all the consumer laws i am amazed that people try and save a few dhs and cut cost by discarding a solicitors involvement.
I am really shocked to hear how people have suffered with their investments,only goes to show when everyone gets greedy ,someone gets eaten, in this case its the small fishes and they can't do anything against the crocodile who is the king of the waters(in this case crocodile is nakheel and tamweel and water is the government).

Dubai's property dream is only for the very wealthy and its the law of the Jungle, like it our way or the highway. SHAME ON THE UAE GOVERNMENT!!! SHAME ON THE EMIR AND HIS PROPERTY COMPANIES, LOOTING THE SMALL FISH!!

Default The truth is in the details...

Surprisingly, I would have to agree that as a buyer, it's not common to buy a property off the plans that were presented. However, such a large discrepancy in the finished product is quite unexpected. As the saying goes, a burnt child dreads the fire, makes me think twice and possibly four times before buying another property in Dubai again. I suppose that Nakheel would at least try to save face by taking a look at the mistakes they've made in the past and rectify them for the future. But that doesn't seem to be happening in the near future. I guess it's our fault for having jumped into something like this without looking at the finished product beforehand.
