Default Property Management Companies

Hello
I own an apartment in the Morocco cluster and I live in America. I bought the apartment when it first became avaialable from Homes Dubai in England (ever hear of them?). I agreed to allow them to do the propert managment as it seemed to be an easy transition. Big mistake. I have had a renter in there for three months and no monies have been paid to me and poor communication. Excuse after excuse, delay after delay. I am sick of Homes Dubai and want a good local company that is honest and reasonable to manage my property and will pay me my rental $$ timely without delay. Any ideas? I have no problem flying to Dubai to set it up. I have been there before and enjoy the region.

Hi Michael,
I'm Stephen and I bought a 1 bedroom IC apartment in the Morroccan cluster also through Homes Dubai in Manchester, UK.
The person I used to speak to was Dawn Devine but she left ages ago and Krista Kemp took over my case but neither of them could get my keys even months after I made my final payments by the end of November 2006.
Do you know that Homes Dubai no longer exist? It has been taken over about middle of 2007 by Homes International.
I received my keys Homes International in Nov, 2007, instead of 12 months earlier as I was supposed to. The guy from Homes International has been over in Dubai a few times, according to him, to let my place out but still no success.

I live in London but I haven't been to Dubai yet due to other comitments.
Please write to me whenever you can.

Hi- Thanks for the email. My experience was horrible with Krita Kemp and Homes International FZE. I made police reports against them and threatened a lawsuit. THey found me a renter but then refused to pay me! After I had a renter in for 6 months I still saw no money. I was able to have the renter cancel post dated checks and send them to me directly. Homes INternational finally paid me, but 8 months after. I removed them from any involvement and took out a no contact order. They are criminals. I mean that. I do not have a property management company but feel I dont need one until my renter moves out. Shes pretty cool so things are going good now. I live in Seattle, WA. USA and have been to Dubai once. Pretty amazing place really. Cranes and projects everywhere! Well, best wishes. Stay in touch if you like , even to vent

Do you think I should go to Dubai in order to find out what is going on with my property?
The guy (Sunjay) at Homes International allegedly was over there last week and told me that my place is now rented out but since then I have no news from him either even though I have sent him a few emails since.

Michael I am in a similar boat to you. I am in FL and purchased my unit through a UK based company and have found communication to be horrible. I have to drag everything little thing out of them and it infuriates me.

The rent has also been a little slower than I would like. Post dated checks were supplied but for some reason is still takes up to 1 month for the funds to arrive with me, with no explanation as to the delay. Drop me a PM or email and I will let you know the company. I don't want to burn bridges just now as they are 'trying' (NOTHING for 3 months, not a single ad/offer) to sell the unit for me and I don't want to foul it up. I have no problem posting the company once the sale has gone through.

Hi Guys,

Maybe I not he most experienced agent around but I can certainly do my best to help you guys out there to sell or rent your properties.

I have been in this business for under a year now and mostly concentrating in International City properties.

Please note that at present the transfer are not happening(mostly) coz the land registeration department has asked Nakheel to stop it. The only reason is that each building has to be regsitered with the land registeration department and these guys have not done it for over 2 years now. So everyone is trying to complete the paperwork to register their buildings.

So, at present most of the properties are sold on MOU and Power of attorneys.

I also have many clients for rental these days ( Infact there is so much shortage that I can rent your apartment in one day)

If you have anything to sell or rent, do let me know. I will then get you the best deal possible.

If you're telling us the truth then the agent over here was/is lying to me.
Whenever I had tried to ask them some questions about things over in Dubai about the delay of the handover of my property, after I had paid for everything upfront, there was nothing delivered. Even the sales contracts had been sent to me almost 5 months later just to be signed.
Soon after this very agency, Homes Dubai, became defunct and was taken over by another that finally 12 months later managed to get me the keys in a low profile manner and I could sense there was something wrong but thye would not tell me what.

Recently, when they claimed that they have finally found a tenant to take my place, they would not want to tell me when the rental has started.
In the meanwhile, I have found this blog where Michael from Seattle was asking questions, which I could instantly could relate to in more than one way, and since I had utterly enough of all the bulls...I wrote them briefly what's on my mind.
Later I gave the agent this web address to read all about it and he claimed that I have started this blog to spread rumors around about them.

I/We were promised that by the time the final payment is due all the paper work will be ready including a 3 year residential-visa.
None of that happened, at least not with me anyway, and there are things that I still do not know about like:
What is the officiall hand over date? (I had also paid for the building service fee that turned out to be more than twice what I was quoted for.)
Is the stowe included as a fixture in the kitchen, as originally was on the drawing, or not? (Later the agent claimed that it is not part of it.)
Did the agent do the Defect-Report about my place prior to renting it out? (I had tried to asked him to do it but after an argument his reply to me was why didn't I do it myself? The fool did not seem to realise, if I had to go over to do it by myself then I would not have got him involved in the rental of my property at all, as I really shouldn't have.
Since the contract has been signed he said everything is my problem as far as he is concerned now.)

Frankly, if I can get them somehow I would, because they should have told me all this before I gave them the key. Suddenly they rekon everything is my problem and I shoud have called them instead of them calling me.
Little they know at Homes International how many times I had called Homes Dubai, prior to amalgamation, to try to find out things little by little, but many times no avail.

By the time you have read all this, do you still think Dubai is a good place to invest in when their representatives over here, in the UK for example, could not give a fat rats...just to do things right by us investors and follow up the agreements un-unilateraly for their advantage?
Despite this was an off-plan purchase for me, I have paid more fees for the god-damned place sofar than if I had made an investment somewhere else. The hand-over, if we can talk about it is absolutely appalling along with other things.

In all honesty, as far as I am concerned, I feel that I had been (still being) very unfairly mistreated due to some incompetent fools further up who do not know what to do and that is including my attorney who has recently sent me some more forms to fill in and sign and later still have to pay.
Furthermore, he's so b...arrogant that he would not even have the decency to reply to my emails.

If you have any suggestion please let me know! I do consider everyone of these people both over in Dubai as well as their representatives over here UK dishonest to the very last letter.

Just a quick reply to your email. I will send you a detailed email later, as I am dead tired today. I have been up since 3:30 am and it is almost mid night now!

Dubai is a place full of either insecure people or people who have all the securities of the world.

The agents that you deal with are either totally gnorant and just happened to be in the field or over learned and do not feel like giving time to small things.

I do come across so many who once get their commission they do not even bother to rply my calls...

I am not saying that I am perfect, but yes I do respect that if you committed to something you fullfil it.

Another thing, please know that most of the developments are delayed. This is a tactic to make demand more than supply. There is a place called Discovery Gardens, around 25,000 units that had to be handed over one year ago. The buildings are ready but not been handed over yet. Simply if they relaesd those there would be more supply than the demand.

I am not just balming everything on every one but if you study tings you will understand.

I will be more than happy to assist you in any way I can.

We also purchased an apartment through Homes dubai in International city, we finally got the keys in Nov/Dec 2007, Homes Dubai then informed us that they could rent out the property for us which we agreed to. After waiting for a month without hearing anything we decided to no longer rent out the property because our circumstances had changed and we now needed to sell. Again Homes Dubai stepped in and informed us that they would be able to sell the property for us, after 1 week we were informed that they had a buyer for our apartment. Sunjay Chauhan dealt with the sale of the apartment and although we always had to chase him for any updates we never really thought too much about it. The sale finally went through on 21st April, we were told that the money would have to clear in their account first but it should be in our brokers account within 10 days. Two weeks later it still hadn't arrived, after countless telephone calls and emails (made by us, as Sunjay never came back to us when he was supposed to) we were finally told that the money had not been sent, although we were not given an explanation why. We were then sent an email saying that the money had been sent and should be in our brokers account within 4 working days, again the money was not there after 1 week. To cut a long story short it took 6 weeks to get the money paid and this was only after instructing a solicitor (costing us £300) to threaten them with a wind up petition. So my advice to anyone who bought an apartment through Homes Dubai/Homes International is whatever you do don't sell it through them, unless you want weeks of stress!!!
