Default Property Investment in KLCC condo Malaysia

I am one of the real estate agent who deal with most of the KLCC luxury condominium in Malaysia. We have foreign investor from all around the world who came in to purchase condominium since year 2006. Property price in Malaysia has been increasing steadily at the rate of 20-25% annually and with a superb rental yield of 7-8%. Dear Angeliqueish,

Returns for serviced apartments in KLCC are excellent at the moment. I prepared some data for a client and if you buy and let an existing property in the city centre (with the maximum non-resident mortgage of 80%), you will see returns of up to 130% over three years (actual ROI 230%).

I have attached the relevant data on three of the serviced apartment complexes we have listed at present. The prices and costs are all in Malaysian Ringgets (divide by 3.2 for $ or 6.4 for Ģ). I had to load it as a jpg file, so if it is illegible, let me know and I will send you the .xls file.

One KL is probably the most exclusive address in Kuala Lumpur, not just because of the name but the way it was sold - by private invitation only.

Some units are back on the sub-sale market with prices starting about $2.300.000, so thatīs about RM 2.300 per sq. foot. I reckon that will look a bargain in a couple of years time.

klcc condo investment is well above average.

2006: approx rm500 psf
2007: approx rm 650 psf
2008: approx rm1500 psf (for new condo)

new benchmark: four seasons approx > rm4000psf (exact unknown as sales by invitation only)
Troika (by Norman Forster approx rm3500psf)

i have 1 luxurious klcc condo 3bedroom + 1 bedroom. approx 2-3mins walk from KLCC IN FRONT of the KLCC entrance for sale. 1771 sqfeet. approx RM1100 psf
Part furnished with (Unconfirmed Electrolux, Boffi furnitures). Oman marbles + timber teak (informed by reliable source)

hi andy,

I thought OneKL used to be sold by invitation and now to "sold by invitation".
i did pass by one kl the other day, eating in front of the construction, construction is progressing well. When is the expected VP? Jan/Feb 09?

One KL stands out because of 1 swimming pool per unit concept if I remember correctly.
