Emaar owns Hamptons. That might explain why they are only dealing with Hamptons!

Quick reply to Martin - no prices released yet (see we care) Sunnyshores, it wasnīt for real - CPI might get a contract from emaar to sell the project, but hasnīt got it yet and, if not, will go through a third party agent with a split commission deal to keep the business. Any update from MPC would be interesting

Hi, as Andy mentions no info released as yet, I myself made enquiries with Emaar with the view to sell on this development, was advised they will consider requests but all agents must meet certain requirements, (these requirements were very high) as i understand so far its only Hamptons who will be selling, anyone else will like Andy says will have a sub agreement with possibly Hamptons or other big established property agents who have been selling for many years..

Default How agents work

Just a note to say beware of agents claiming to sell for Emaar. I've spoken directly to them and they've confirmed that so far only Hamptons will be selling and that it looks like a leaseback scheme.

Agents who don't have prices or unit details can't take reservations. They're simply on a fishing exercise to collect contact details of people interested in Morocco. Then they'll try and sell you something else.

Hi marbella mick, I quote below your post on the C4 forum with regard your views on the developments in Asilah. Would you care to elaborate? These are pretty strong opinions/statements, and some seem to be contradictory to what I've been told, rightly or wrongly.

"Lots of problems with this developments. Don't be fooled by companies that sell every development in the world, like Property Showrooms, how many checks do they actually do.

Casablanca Properties were developing/promoting this development but the ownership of the site is currently unclear and a Moroccan company is disputing their claims. Simon Piggott, their Sales Manager has just informed me that they have just suspended all sales on this site.

Take my advice - steer clear of the Asilah cowboys. Lots of developments in this area don't have full planning permission. Several have been launched and then withrawn/suspended. (Such as "Royal Asilah" and "Asilah Marina Golf" - where they've even taken down the sign on the road.)

If you do like the area - wait until Emaar or the Al Houri Resorts are launched. Both quality developments from some of the world's biggest developers. If you buy quality it's easier to sell and collects value much faster."

Lack of Knowledge! Always makes me laugh to see agents try to justify their trade. I've been writing about and visiting Morocco for over ten years and have contacts accross the spectrum. These are the facts, plainly put so Andyk2 can understand. For your information I speak fluent French and went to the Agencie Urbaine in Tanger to find out for myself as everything I was reading was so contradictory. Anyone can do it and you'll see the facts in black and white:
1) Royal Asilah has been withdrwn from the market and amny purchasers were switched to Paradise Beach (which has licenses)
2) Asilah Marina Golf sign has beentaken down and the plans are back for consideration as the density at which they first proposed to build was illegal.
3) No agents have been appointed by Emaar yet to sell Tinja. Hamptons will be selling it as they are owned by Emaar.
4) Real Estate agents frequently claim to have access to projects that they can't deliver. It's an age old "sales" technique used to flush out over eager buyers. It's illegal to advertise non-existent properties but these rules don't apply to emerging markets.
5) Call Simon at Casablanca yourself and ask him. I was informed by a spanish agent and a moroccan company that this was the case.

Plus two good things to remember when buying overseas - as told by Amanda Lamb on Place in the Sun:
Buy quality as its easier to resell.
Use local specialists as they know the market.

Just because its simple doesn't mean that knowledge is lacking.

If I use strong words it's just because I want to cut through the smoke and mirrors that forum anonnimity grants.
