yes, flip, good advice, always use a lawyer!

This contract really is going to leave the buyer VERY vulnerable. As it stands, I will not touch it.

Yes, tell me about it Lamp's Buddy, still can't really believe my eyes when I saw the word 'envisaging'.

Well, actually, same goes with the rest of the contract.

Ok just spoke to Saffron and here is the latest:

I have asked for more info with regards to the Developer but this is their first build so not much maybe available.

Planning permission is only verbal, nothing in writing.

They are getting back to me with regards to if the contract can be amended and certain words can be changed etc.. like "envisaging".

They are also getting back to me to see if they can issue me with something in black & white that states if the development does go "pear shaped" then we would get a full refund of monies so far paid without penalty.

Saffron are being very good about this i must say have i have no reason to doubt them at all, i would sign if the contract today was with them, but its not.

Must admit i am now even more uneasy i think oh the whole as its this developers first build..

Just had an update and Saffron have said a revised contract will be sent out to all those that ask for it (lol)

This new draft will give alot more protection for the buyer they say.

Hi, do let us know how this contract reads once you receive, also if planning permission is onlt verbal can they ask for the 20% deposit?

Hello.
I have just registered, having been sent here from Singing Pig looking for info on both the Sunset Beach development (like many of you, we are looking at it after next door fell through) and also regarding lawyers: Saffron have advised use of the International Property Law Centre (whose web page does not have Morrocan info...) - has any one any experience of them (good bad or indifferent), or have you used others?

We have used John Howell & Co. (aka International Law Partnership) when buying France, and although slow, did a reasonable job.

We have a number of concerns about the contract as given to us to sign, some as mentioned earlier in the thread, eg no quoted % for maintenance fees, 'envisaged' etc. so like others here would be keen to see what this 'amended' contract actually says.

How come lady in red says developers well respected with track record, yet Lamps Buddy says it is a first build? Am I missing something vital?

Default amended contract

Hi JimW,

If you are buying through Saffron, then you should be receiving (that is if you requested for it) the new amended contract which I understand is standard for all of us. You should speak to Gill about it and I'm sure she will send you via email the amended phrases, like she did to all of us who asked. Hope this helps.

Saffron told me it was their first build hence they couldn't send me too much info on them.

I have not had this new contract come through and have now lost interest too.. i do not wish to do business with a company that will not look after all of its customers, only those that "ask". I think this personally stinks.

Also i would be very careful at using Solicitors recommended via the agents you are buying from... just my personal take on things.

I have to agree with you Lamp's Buddy. The fact that Saffron are only issuing new amended contracts for the customers that ask for it is disappointing.

ALSO: I was told that Sun Set beach was the southern most development on the land designated for touristic development. This if you see the site map attached with your contract is not the case! Instead of the southern facing apartments in the garden sector facing fields and sea they will instead be facing another development. (This land I have been told was bought by prestige)

I think this makes the whole investment less of a 'good value purchase'.

agreed that you should not use solitors recommended by your agent, but find your own independent solicitor. I would stick to John Howell & co.
