What do people think about this opportunity?

It seems very low priced and a good start for new portfolios!

I'd love to hear advice!

I have mixed feelings.
1. Low price? 90.000 euros for a one bed apartment in morocco, or was it sterling!
2. It will be a good resort.
3. Dont see much capital appreciation
4. Good place in Morocco
5. I dont think is fully in market yet. Licences etc.

Base information as I have recieved is: Initial 'lowest' upfront is approx £9000. After 3 years when construction finished the balance is £49,500... Capital Growth predicted at 20% & 15% discount pre-release... Seems good but I don't know Morocco at all so not sure whether this area is due to grow in next few years!!! It's my first investment & I want return so I can re-invest ASAP!!!

Advice from others? Will anybody else be investing in this. If so why? If not why not?

It's about 20 minutes south of Agadir on the west coast of Morocco... Check google maps for visual representation!

Thomasfly(dot)com have flights from London Gatwick one way for around £70 so not too bad... Seems quite far away so my major query would be whether or not it is a solid investment based on location!

Not experienced at all in the market but my assumptions are that the hot spots in Morocco are north no?

What are peoples thoughts....?

The choice is endless the choice is yours.

Prices will start from 85,000 euros (including your 15% early discount) . You would be expected to pay just 30% deposit on contract and then the 70% on completion of project. This can be taken out with mortgage finance.


ok, units start at 100k euros, so yes i was correct, 15% discount is 85k euros, how high you going to go if you start buying high.

the pros, is it is a good resort, but who is going to buy it. Only rich expats, where is the resale ? 100k euros for a flat in morocco to me seems expensive, where the locals earn peanuts and build costs are low, i see as luxury high end resort, but not a true investment opportunity. Maybe for new comers yes, it is exciting but really not a top investment.

If you want something that seems good, we have in Phillippines, 15 years guaranteed rental at 12% or malaysia 8% guaranteed income for 13 years, this is more safe and better in my opinion than an expensive resort in Morocco. True it will be nice, but nice is not what you are in it for, it is to make money.

In my opinion.

From people living there the best places to invest are Marrakesh and Agadir, the north is too humid and places deteriorate quickly. But there are mega resorts that sell well and is only a stones throw from Spain.

Personally I am a bit skeptical about all these mega developments from Polaris World to these other ones. The projects in the north started at low prices about 4 or 5 years ago, now the prices are high, this new one will be good but the prices are very heavy in my opinion. It is morocco. It is north africa.

Compare wages and incomes to property prices. It is seriously out of kilter, there is only one market, rich people.

I don't know much about the market...

Is it only really the 'top' developments... the Big resorts that are good investments? I guess one needs to buy something that the rich arabs / oil etc... will buy...

Personally I am skeptical about the whole Morocco thing! As you say, it is North Africa & many people will simply not move there! I think the good investments will be in the places that perhaps oil / rich arabs will buy... But perhaps they have already bought???????
