Default Property Investments: What Still A Hotspot For 2007 And Whats Not???

Hi all,

Though it would be interesting to find out peoples personal and investment views on what still hot for this year and whats not and why???

I think that the following still have masses of potential for capital growth and rental potential to come!!

Egypt- For its spectacular diving, beaches weather and history and attractions!
North Cyprus- It unspoilt natural meditteranean beauty, historical sites and friendly atmosphere and great weather and protected beaches and coastline!
Island margarita- last cheap caribbean island left- great capital growth and rental potential, beautiful beaches weather and lots of attractions!

Hi D,

Good question and I am sure this is going to be a lively thread. Each year seems to have its most popular destination. The last 12 months seem to have been Brazil, prior to that there was Morocco, Cape Verde and Bulgaria (in reverse chronological order). Thereīs also been interest in lots of other countries (Dubai, Turkey, Egypt, Germany and even Spain), but for this year, I reckon Panama would be the place to look.

Itīs Americas favourite overseas retirement destination, is dollar linked (so itīs good to get involved while the dollar is weak), not suffered any of the sub-prime issues that the States have had, off the hurricane path and suffers a genuine shortage of condo accommodation. Furthermore, there is an existing domestic market and an exit strategy. Good government tax incentives if you look around and nice weather if you are thinking of using it yourself (particularly the Caribbean coast).

Thatīs my tuppence worth

I agree but prices have already shot up significantly this year already- And now seem to be quite expensive! But thats probably just my personal opinion rather than my business opinion!

Exclamation Hot Spot - Montenegro

If you ask me THE BEST HOT SPOT in south-east Europe is MONTENEGRO.
For many reasons:
1. Its small country with only 600.000 people
2. It has the MOST beautiful beaches on the Adriatic sea
3. It has a lot of free land for investors and developers
4. It`s wide open for investors and developers
5. Montenegro has potentials to become next Monte Carlo or better, because its only country in Europe where you can swim and ski in the same time, but only with 2 hours of car driving. (If you imagine high class tourism and helicopters it`s 15 min. away).
6. It has the second biggest cannon in the world, "TARA cannon" for rafting, the water is so clean you can drink from it.
7. It`s the first and the only ecological state (declared) in the world.

Continental MONTENEGRO, Danilovgrad / Podgorica area its one hour from the coast and one hour from ski resorts.

Hi, I know an American who has gone with her husband, who works for an American mega resort development corporation, back to Algeria. it seems Gaddafi is starting to look beyond oil like Dubia.
The French are less suspicious of the place than others, they have commercial flights there!
Of course its easier to get semi legal booze in big resort complexes favoured by the Government.
Who would invest in land there?

Another place where you can swim and ski is Sochi, Russia on the Black sea. Its got the Winter Olympics for i think 2011 or 12, Putin has a residence there, and having visted there i can say it has amazing nature. Not sure of the exact figure but i remember they are investing around USD10 bln into infrastructure. Problem is this has led to property prices almost being on a par with Moscow. But if its for a medium term investment could be very lucrative...

just my 2 pennies worth..

to valnet,

your argument do not seem to me to be something what will attract investors to Montenegro because you do not give benefits of all that beauty and ecology and free land and whatever...Now comes time in Montenegro for serious marketing and unreachable beauty(Montenegro) will must offer something else except of sea, rivers, mountains...


Because there is still no Montenegro sub forum,I will copy/paste from my other thread but however, i think it my be interesting to put it here also..


"Beside the fact that in Montenegro is kind of stagnation in Real Estate market, I still believe that Montenegro is good spot for investments. Especially investing in new modern buildings, tourism facilities..
There is very big investments in progress through all coastal area, just to mention Canadian investor Mank yacht facility in Tivat, water park, golf terrain and exclusive villas on hill over Budva, Sheraton hotel in Becici, Sveti Stefan renovation, Russian investment in city-hotels in Rezevici and Sutomore, hotel complex investment in Lalovina Herceg Novi, developing of coastal area on Lustica,Sasko lake investment,and more other spots with interest of big invesitors such as Velika Plaza Ulcinj, Buljarica beach...
Also, state and municipalities take very seriously problem with infrastructure so there is spreading road through Tivat and Becici, from Petrovac to Bar..

My opinion is that market will not raise much until this investment mentioned above start to return investment. And that will be for 1.5 to 2 years, in time when they will go on the global market and make another bum in interest for Montenegro. Also, in that period water supply will be solved, with bringing water from springs on Skadar Lake.

Considering that Kosovo will be solved peacefully and no earthquake, Montenegro has good chances to become a top destination for higher class of tourists from 2009."

There is still lot of investment with ROI of 60-70% and I can give some recommendations upon request
