If Egypt is anything to go by then i think Tunisia will be as good if not better. It is closer to the UK, it has an abundance of golf courses (i have played on a couple of them), fantastic beaches, cheap food and drink, cheap flights from lots of UK airports, big tourism from other EU countries make rentals obtainable especially as i have just paid £1,400 for a weeks holiday for 2 adults and 1 child. Overall i think it will be a good market.

I will be going to have a look at the Dunes project while i am over there at the end of October and get some pics.

I have no concerns about the Dunes, apart from all the normal off plan pitfalls that come into play. As long as it has in place a full due diligence, and all its licenses it should be fine.

Myself as an agent and buyers a like could do with more information on the project. People who are buying now (we have sold 4 already) are getting in early, to get the best units. People who buy early are taking on more risk, but the reward is potentially much higher. Front line units tend to make between 50 - 100% more..

I think its worth a serious look.

Rossanthony, i think it is worth a serious look alright but maybe in a different area from what you are looking in. I have picked up some interesting information on the web along the lines that the master agent is inflating the price in a serious way. It was also mentioned that the master agent or the builder are not in a position to offer the aftersales care certain clients will need.

I think this could be someone trying to make a quick buck.

I think there are better developments around and if not i think i might wait till one comes around.

What do you think

Hi GuyR, i would be interested in seeing this information you have picked up and is it not the responsibility of the agent selling the property to provide the aftercare? Why do they get paid the commissions, the developer/master agent or whatever they are called need to keep the agents informed and therefore the agents need to keep the clients informed.

I know there are going to be some fighting between certain companies over these developments. I just hope people don't try to use this forum to scare and cause concern as has happened on other threads. This is supposed to be a place to get information not for battles to be fought

I know nothing of the master agent inflating the prices. I do know that master agents and developers should agree on what the sale price will be. There should be only one price for a property, whoever buys it, and whether they buy it direct from the developer or through an agent. Agents would not accept otherwise.

On aftersales, I understand your point that maybe the developer, being one of the first to offer a development in Tunisia, to the UK market, may lack experience in delivering an after sales process, that fits our current model. I would suggest that the master agents role is to work with the developer to deliver this important service to both agent, and buyer.

If you are refering to rental and management services, I am as yet unaware of exactly what is on offer. I do not know if they intend to run it themselves or if they will be passing it onto a third party. Many construction companies bring in professional management firms, to run their residential developments.

Does anybody know what they will be doing?

To add to rossantony i believe the master agent has already made enquiries with the largest real estate agency in Tunisia to offer a resale package to anyone looking to sell on their investment once completed.
