Ah Walshie,

Who is being a paranoid little camper. As you will see from my previous posts i have never mentioned any companies etc all i was doing was exercising my right to express my opinion on what i have heard and saw. I certainly am not part of any company and to be honest with you if you think for one minute that you are fooling the public by pretending to be a client buying in a certain development, when in fact you are the master agent who is selling the Dunes and because you now do not have the rights to sell Le Voilier ANY MORE, you are saying it is a poor quality development. Come on do you think we are stupid. How about you explain to your clients what problems they will have in the future, instead of dishing other agents to gain an unfair advantage.

Hi Guys and gals,Is there anything outhere that is realistically being promoted and sold,for 25,000 euros,and if so what size of appartment would that be.My other question is who is conducting independent due dilligence,it seems that only the Dunes which looks interesting has this in place at this time,and is there any finished product out there which has been constructed and built,by the building company involved and how long have they been established in this area.

There are studio apartments in the Dunes from €26,990 and is 23m2 total and is a studio. The independent DD has been carried out by The International Property Law Centre which is the Specialist International Law Department of The Max Gold Partnership Solicitors. It is only on the Dunes at the moment, i don't know about Le Voilier, hence why we are not promoting it yet, this will change if and when it becomes available.

The developer has successfully finished a number of large projects, one of which is a 5 story building directly adjoining the Dunes facing the main road. He has been developing in the region since 1995. There is a show flat in this building so that clients can visit in order to get an idea of qualities used (this is not often an option when buying off plan in brand new countries).

Default Best Agent to use for The Dunes

Hi all

I am interested in purchasing at the The Dunes and have some questions

1. Can anyone recommend a good agent /company to use to buy these apartments through ? There seems to be lots of companies marketing these properties and not very many of them have any detailed information

2.Can you go direct to the developer and cut out the middle man ?

3. Is this the first phase or second phase . If its the first then when is the second phase due? How many flats will there be in total ?

4. Is this good value for money ? They seem to be charging alot of money for very small studio apartments.

5. What exact facilities are going to be on site...the marketing literature form some companies mentions on site restuarant , bank , supermarket etc... and where in the development are these planned to be located. (they are not shown on any plans) Speaking to one of the companies marketing they said there will only be a swimming pool, jacuzzi and massage place etc...

6. One site mentions there is a late fee of 5% if the developer is late with delivery, another one mentions there is no late fee

7. Will the side apartments with the sea views got their view blocked in future is additional buildings are built adjacent to the development.

8. How far is this development (realistic walking disctances ) from the Port and the Gold courses

9. How much is the monthly maintenance fee... seems to vary from 15Euro a month to 50 Euro a month

10. Has anyone use da good solicitor/lawyer to buy property in Tunisia before

11. Is there company offering a decently priced /all arranged discovery tour to the Dunes for clients?

How many apartments are in the 5 story project that is finished already ?
How many apartments are there in total ?
Is there a third level also not released yet ?
What is the price/meter sq not icluding common areas ?
What furnishings come with it ie: Tilling /kitchen /ac/ ?

Hi Mick,

I have no idea about how many apartments are in the finished project as no-one is involved in selling it.

There are just over 400 apartments in The Dunes and the price per m2 varies and as an average at the moment it is around €1,300m2.

There are only 3 levels in the complex and all three have been released in the first phase.

Property Specification:

In reply to 'the best agent for the Dunes' I would recommend Neil at Rivermead Global. I'm a moderator on the Egypt forum and many of us there have been extremely impressed with Neils help and advice. When I was looking for a property to invest in outside Egypt, Neil sent me loads of information on countries in which I showed interest, with no hard sell whatsoever. He's an agent that doesn't leave you to it once you've purchased and that's my main reason for using him. I wanted someone to guide me through and remove some of the hassle.

You can go directly through the developer but it won't cost you any less. I dealt with them originally - they were very helpful and I was impressed. I just had prior knowledge of the way Neil works for his clients and I wanted the same!

Lsab - whilst I appreciate that you are happy with the agent you have been dealing with, it seems a little unfair for one company to be given the monopoly through this forum. There are a good many honest and reliable companies the potential buyers can use, such as ourselves who have been in the overseas property industry for nearly 20 years.

We were asked if we could recommend an agent - that's what I did. I'm sure that you are just as good but I can only recommend through personal experience.
