Why is Buffalo so cheap? Bad market to buy?

Default Why is Buffalo so cheap? Bad market to buy?

The area looks like a great place for a low risk first time investment as the properties are selling for as little as $5000 if you want one that cheap but is there a hidden reason for this. Capital appreciation does not interest me. I am realy only looking for a long term investment where the mortgage is paid partially by someone else and this looks a great place to acheive this although im sure that to some extent at least..............if it looks too good.......

Any more thoughts?

Well, the reason is pretty simple.. If you have ever driven through Buffalo, you would know the answer :-) hehe

Seriously though, its a pretty depressing place to live with not much going for it right now. It is always gloomy, with a high rate of crime and losing out to a lot of other larger upstate New York cities like Albany, Syracuse, etc.

Buffalo is your typical American Suburbia in a various smaller areas but isn't a very exciting place to live; many move out every year and its major attraction is a Galleria Mall, the outlet malls (20 miles north in Niagara Falls, NY), casino (Seneca Falls) and the Sabres, which often have more Canadians from SW Ontario than New York State.

I'd hardly consider Buffalo to be low risk.
