Hi there,

The CEO of the company we are working with has just returned after his trip to the USA. Well after the happenings of last week it is understandable to feel a bit fearful. That said we truly believe the current market turmoil and credit squeeze is going to create excellent real estate opportunities especially in the US… and he has seen it first hand. He believes, having just returned from 2 weeks in the US and having viewed more than 30 projects in Los Angeles, Palm Springs, Las Vegas, Phoenix, New York and Miami, that the US market will present exciting and compelling investment opportunities over the coming 12 months.

North America is beginning to look more like a buyers' market again and below is a brief summary of the locations we are currently reviewing:

Las Vegas (One of the fastest growing US cities. Low unemployment, little stock,35% discount below market price,70% finance,Approx. 5-6% gross yield, Completed and let, 1 and 2 BR units, From: USD260,000),

LA (Home to 12m people, undersupply of large developments, 25% discount below market price, 70-80% finance, Approx. 5% gross yield, Completed, 1 and 2 BR units, From: USD350,000),

Phoenix (Retiree market; snowbirds, 15% discount below market price, up to 75% finance, Approx. 7% gross yield, Completed, 1, 2 and 3 BR units, From: USD175,000),

NY (Population increase; cost of new construction; neighborhood growth, 15% discount below market price, 70-80% finance, Approx. 4% gross yield, Completed, Studio and 1 BR units, From: USD490,000).

All of these deals are cheaper than the cost of construction and all these projects have already been built.

Las Vegas properties are kinda expensive but it's worth the investment

That what we thought that it is worth investing... As Warren Buffett said "I will tell you how to become rich… Be fearful when others are greedy. Be greedy when others are fearful."

We have got another markets we are investing in, less risky, still exciting tho

Throughout the housing mess, Charlotte North Carolina has continued to be on the list of markets that haven't been "as effected" by the market turmoil.

North Carolina is still a smart place to invest, and we're moving forward. We're not going to wait until the "traditional" market turns around, we're going to make our own market turn-around.

Default OlgaB - Renewable Energy is a good starting place

We are hearing a good response to homes with energy equipment standard options. We are passing through the tax credits.
