If I were going to invest in Canada, Vancouver would be the place.

One thing for you to check before you buy. Rental returns are supposed to be good, but some of the Canadian provinces have landlord tenant laws that are 100% in favor of the tenant. It can be dealt with if you know in advance. It would be a nasty surprise if you weren't prepared.

I have found that Nova Scotia has to be the best kept secret in North America. Real estate values here are far below anything I have seen elsewhere. Abundance of oceanfront properties at unbelievable prices.

Hi first post

We moved to Ontario from England last November.

We had already bought 2 condos in Toronto off plan. The first one completed in November and cost us $232,000 in September 2005; 10% down. It was appraised by the bank for mortgage purposes at $330,000. 60% mortgage($198,000) through HSBC-$1,131.30 per month on 5.75% variable ( I normally liked fixed rates but believe that rates will only drop at the moment; famous last words.) Rental $1,550-00 pr month.

Hope this gives some ideas of what is happening. Still some bargains to be had on the condo market i think and also some very attractive developments just released e.g Aura, although the market is not as hot and you need someone in the know.

Nova Scotia is somewhere I know very little about, but that I plan to investigate more shortly. I’m interested in opportunities where you fund the developer and the development is aimed at the local market. One such opportunity that came along at the wrong time for me was Forest Lakes Country Club. In that opportunity you invest in land (already zoned for building) which helps act as seed money for the developers. They then seek to get planning permission for their project. (The are seeking to develop a Country club. Much of the accommodation built will be detached properties marketed to locals as a lifestyle choice. Land is in commuting distance of Halifax.) Every stage the development takes towards fruition adds value to the land.

Default taxes

Hi
I am purchasing some land in Quebec and I have been quoted as having to pay 13.5% of the purchase price for Land Transfer Tax. I have done my research and it looks like it is more like 0.5% - 2%. Can anyone advise what other taxes I may have to pay? I cannot seem to find anything else on inital purchase taxes.

3 brilliant things about Canada - the space, the people and the outdoors! There is so much to do and so many places to discover. I recently got back from a trip to Newfoundland that I had never before heard of and I managed to do every activity going from Caving to Dog Sledding! Amazing!
