- Emaar are selling the last 2 remaining villas that they have on this development for 1061AED sqft. This can be verified on their website.

- We still have 13 available and we are selling them starting at just 655AED sqft.

Firstly thank you again for everyone who has expressed an interest in this opportunity.

As an update, Emaar have now raised their own prices as mentioned in the first post and consequently we have also raised ours. Emaar have 5 villas remaining, the cheapest being 900AED psft. They will be raising their prices for phase 2, due for release within a week, by between 8% and 20% - they are keeping cards close to chests on the exact % for now.

Emaar prices can be easily verified. The villas are also already constructed and we can (and have already) arranged site visits. Completion is June 09.

We have released some more villas so we have 13 remaining starting at 758AED psft. As you can see, these around 150AED below current price and when the price rise comes into affect for phase 2, we will be a long way below.

The phase 2 villas are also located further back from the water and on smaller plots of land.

It is an exceptional deal that stacks up really well - we will be more than happy to share our research and all our due diligence with you.

My advise not to buy in UAQ. Al Salam City on hold because of Electricity and Water problem. UAQ infra is very poor...

Phase 1 UAQ Marina has already been built - and is a joint venture with Emaar and the government and will be one of the largest Marinas in UAE.. we are very comfortable with the capitalisation of the build, the furure travel time to Jumeriah and both RAK and Dubai airports, further more we feel the price sufficiantly underprices any risk at around 700aed sq ft.

Admitiatly Al Salam City was a mess although it is set to be relaunched again shortly now the contractul issues have been worked through...
