Iwas waiting and wandering what will be fees for Shoreline and I wasn't surprised.
It is one of the highest in the town.
EMAAR reduced from 14 to 12 DHS / sqft in Marina, Springs and Meadows (after been organized and refused to pay) now paying only 632 DHS / Month for villas!!!??? WE are paying 14 DHS/ sqft or average more than 2000 DHS / month !
Should we use this site to reduce fees???????

Yes I agree,we should get together and discuss this issue of fees,and Nakheel should only charge what is costing them rather than making huge profits from services or we could consider alternatives like forming committee to represent our interests .
I am rather astonished of seeing the high fees levied by Nakheel.

I own a shoreline apartment and am protesting very loudly to Nakheel management about their excessive and sneaky methods to pump up the annual maintenance fees. The shoreline service charge works out at Dhs16 sq foot for me and in addition Nakheel has sneaked in an extra Dhs6 sq foot to access the chilled water airconditioning. And I do mean access to this service and not use of this system of A/C. There is a riot going on at the moment with owners, like myself, complaining loudly to Nakheel staff and as a result Nakheel has organized an owners meeting with Nakheel management on Aug 28 07. Nakheel has serious misconceptions about the wealth of the buyers of his propertires and the only way to wake him up to smell the flowers is to, like myself, complain very loudly and quickly.
Its important that Palm property owners attend the meeting with Nakheel management on 28th Aug 08 to discuss the outrageous servce charges and A/C charges. The only way we can prevent Nakheel from taking us for a ride is to complain loudly and, if necessary, talk to the media in UAE and the UK.
Could you update the meeting results when you get a chance. Over in the more affordable " International City" outrageous charges with very little to show.
Unfortunately I will not be at the meeting with Nakheel on 28th Aug 07 and even worse I dont know anyone out there to send in my place which is why I answered the thread. There has been a mass of complaints by Palm property owners about the high level of serice charges and the outrageous charges for chilled water A/C. Anyway the noises coming out of Nakheel staff is that the whole model is being reassessed and we are expecting a reduction in charges. How much remains to be seen but I believe Nakheel set the initial charges at an outrageous level expecting the reaction, which he got, and will now reduce to just a very expensive level of service charges.
We have to act as a group to keep this guy under control.
It appears that Nakeel are charging outrageuos service charges in its developments. The service charge in International City (a cheap affordable project) is around 11/12 dhs per sqft. Considering there is very little to offer at the development (no swimming pools, no gyms etc etc) this price is far far too high.
The latest coming out of Nakheel is..........nothing. They are riding out these complaints about service charges and A/C charges and expecting our anger to fizzle out into compliance. I am an invester in Dubai and have other units but will not in the future buy from Nakheel for the following reasons:
1. Lack of transparancy when giving out information about service charges at the outset.
2. Sneaking in additional charges with their choice of Air Conditioning units for the building. Nakheel set up another company called PDC to supply Chilled water air condition to each unit. For this service they are charging me: 1. Annual access fee of Dhs 6,022.50 2. Set up fee of Dhs1.500 and 3. Deposit of Dhs3,000. Total DHS10,522.50 FOR ABSOLUTELY NOTHING. In addition to the foregoing charges each unit owner must pay a montly tonnage charge of DHS 800 and after that the electricity charges to operate this chilled water A/C must be paid. I Repeat that NAkheel is charging an A/C annual ACCESS fee of Dhs6,022.50.
Nakheel implied that they had no control over PDC charges when in fact PDC is a Nakheel company.
