Property in Montenegro Located on the South Eastern section of Europe, Montenegro is a country which offers an Adriatic coastline to the south and borders Albania, Serbia, Bosnia and Croatia. Property in Montenegro presents some exciting investment potential as Montenegro declared its independence in June 2006 and soon after became a member state of the UN and now seems on course to join the EU. Economic growth and growth in tourism are also reasons to evaluate the potential for property in Montenegro.

Default Montenegro Real Estate

I own a real estate agency in Montenegro, with growing network with other
real estate agencies. And on this forum there is no MONTENEGRO REAL ESTATE PAGE.

So I asked the webmaster, and get the answer "If there are
enough posts we will then consider creating a dedicated forum."

If there is someone interested in real estate and development in Montenegro, please post a reply on this thread, so we can have our room for Montenegro real estate !
Because Montenegro is themost growing real estate market in Balcan right
now.

Just dont tell me that none of you, dont know nothing about real estate market in Montenegro. Or maube where it is Montenegro located?

valnet, this is the first time I've spotted the New and Emerging Property Markets section, otherwise I would have responded sooner. I like Montenegro, but am unlikely to invest unless mortgages (with decent interest rates) become more readily available over there or I can find a fund (closed ended) that focusses in that area. If you have news on those fronts I'd be interested to hear about it.

Do you have any dealings with neighbouring countries (I'm thinking Serbia and Albania) or are your interests solely in Montenegro? (I feel the markets are considerably less mature in these locations.)

Default Albania/ Montenegro

Dear Soup Dragon
As well as dealing extensively in the bouyant market of Montenegro, we also have wonderful beach front and City development investment opportunities in Albania.
As the orginal UK agency to go into Albania we have been actively trying to promote the country to the masses that feel that Montenegro is too expensive especially as a country it does not offer sensible finance as yet. It is offering fairly competative finance on certain developments however.
Albania is full of opportunities for the investor ready to add further diversification to their portfolio.
The country certainly comes with a chequered past but from what we have seen over the last two years it is now full of optimism and we have had huge interest for land and off plan property over the last year.
The country has low inflation, high GDP and decreasing unemployment to acceptable levels as well as continous investment from US and Europe which will increase as the country goes towards European ascension .
Finance is available through major European banks and is a main trade corridor from Italy to Russia.
Montenegro is a wonderful country and I have invested there myself but the market is becoming increasingly difficult to buy into now for average investor. We are finding that buying into investment funds for land purchase and development is proving popular as the outlay is very very low with small risk but high capital growth.

I researched Montenegro having been introduced to an agent by the Ambassador, who I met in London. my concern was the amount of land being bought by Russians. it worried me how impressed this man with contacts at very senior government level was with the Russian buying power.
The concern is that when it comes to planning permission the authorities will allow whatever they demand. thus spoiling areas for others and flooding the market with very low cost poorly constructed high rise appartment blocks. The likes of which have sprung up in Croatia! Beware there ae advantages to strict Draconian planning authorities.
Is Albania going to be different, if so I would fancy some land for developement there.

I agree with Kim, it looks that the prices were largerly inflated recently by the Russian. Nevertheless I'm still studying to develop a small program as I think that in such a small country there can't have place for everybody and prime spot an still be found at good prices.

As someone who is in real estate and property development in Montenegro I would like to give some thoughts about market move in Montenegro.

I think Montenegro have reached top with prices this summer and from September they are on same level or even going down.
For that is few reasons:
1. Political instability in region, Kosovo status and some turbulence in BiH, which have put on hold lot of investors because is fairly unpredictable influence of possible war on Kosovo to Montenegro.
2. Infrastructure do not follow expectation of new owners , because there is still big problem with water supply, roads are bad, and in summer it is really annoying.It is really hard to get there from western Europe countries.
3. Price of properties are already high comparing with other destinations. Mostly raised by private owner who think that can sell their apartments and houses for 4,5 thousands per sqm. What keeps market still alive are off plan properties , new buildings because they have i would say fair prices for what they give.

Hi MLS.
What worries me about Montenegro is that the Russians have landbanked so much. I saw a certain Russian`s boat moored up offshore and mentioned it to a government official, who said he had been buying tracts of land. When they start developing it will be worse than Benidorm. Kim
