I received an offer from a prospective tenant to pay an entire year's lease up front. This seemed like a good offer to me, so I had basically decided I would rent to this tenant (before I had checked her background). I was, however, uncomfortable with the fact that she was unable to provide proof of income/employment, but dismissed this as she "claimed" to be a self-employed model.

As I started checking into her background, however, it seems that she falsely represented her occupation on the application. On her application, she stated she is a model...however after digging deeper, I discovered that she is actually an exotic dancer.

I don't feel entirely comfortable renting to her based on this new information. Not only did she fail to disclose her true occupation, but I'm concerned about the type of personal lifestyle she might lead and what might occur in the confines my property.

Based on the above, what would you advise? Should the fact that she wants to pay the whole year in advance be enough to counter my concerns that she lied about her occupation? Assuming her credit report is okay, is my discomfort with the entire situation grounds to deny her application? ...Or am I being discriminatory?

This is ABSOLUTELY discrimination! You're discriminating based on employment and that is TOTALLY ILLEGAL!

What if she was a sewer worker? Would you say no because you'd worry that your house would get too smelly? For such people you could have got a legal Residential Lease Agreement form filled. I’ve got my form for my tenants from ezlandlordforms.com. You can also download the forms.

And-as for her not being honest-most exotic dancers are also models-so she's really not telling a lie.

I would have to agree with the above post that this would be a case of discrimination. I have heard of exotic dancers listing their profession as models also. I would think it would be a safe bet to say that adult film star would list their occupation as an actress.

Have you already agreed to rent?

The trouble with people who offer to pay a year in advance is that they are often hoping your greed to get so much money at one time will stop you from checking into their background.

I would check her for a criminal background and also see what her current and prior landlord have to say about her.

Another problem with taking a full year's rent, is that it makes it difficult to get rid of them.

Ask yourself this: how does a dancer save up enough cash to pay for a full year in advance? I can't think of any good legal answer.

Just because she's a dancer, it doesn't mean she lets that kind of thing flood over to the rest of her life. Maybe she has some money saved up because she danced somewhere that paid an OK wage to start with, and got some good tips?

Some dancers are just making a living the best way they can, and are perfectly nice people one they leave the club.

If you're concerned, check with her old landlords, as others have said, but don't write her off as a possible tenant just because of her job.

You definitely don't want to discriminate. That said, someone who is looking to pay a year in advance in cash is sending red flags. This is very unusual, and oftentimes, you'll find that, as others have said, when you dig deeper, you find some reasons that you don't want this tenant (criminal, etc.)

Check your local laws, but lying on an application may give you cause to reject the application right there.

Although there are benefits to having rent up front what if any safe guards have you got in place re additional people staying (could end up rent free for those extra's) People cover up there profession because of other peoples reactions, prejudices. Extra protection for damage over and above fair wear and tear, just check with ex-landlords and try to get other contact information for end of tenancy
you could try to do a credit check, if you have done all that is reasonable to protect yourself the decision is up to you but one thing I can suggest is if it's possible arrange to go to check property now and then to ensure there is no illegal use of property. Best of luck helen

Why would you need to get a credit check on someone willing to pay in a advance??? In all arabian gulf countries rent is paid up front, for up to a year.

Gashead - what do you do in the gulf when you end up with a difficult tenant who has paid for a year in advance?

Actually, this thread is older now - I wonder what the OP decided to do, and if he did rent the place to her, how it turned out.
