I think hatch made a good point, that it is a resort community. The other notable is the location and it will appeal to some who dont want the coastal area. I have issues with the climate, as it is colder, alot colder inland, and in this area they do get snow etc, people dont come to spain, unless ski to get snow, more like winter sun. I wish all investors luck, if it is well planned it should be a nice resort but, the resale and EXCLUSIVENESS is questionable, ie. If they have built here, and it works for the developer, they can do phase 2 up the road, like polaris, where there is 7 or so sites, just make another one, what will that do to resales? Big question marks from someone who is probably closer than anyone else geographically to this development.
Surely there are better investments in the market?

Hi
I have purchased a plot at JDLR. I have just received this update. I am new to property investment and have read this thread with interest. What is the view of people out there...??

We are pleased to inform you of the progress we have been making with the Town Hall and
all the technical specialists involved in the project. We now have all the independent reports
completed and the results of these are far better than we first calculated.
As we promised, we have had informal discussions with the relevant Councillors in the
Town Hall and in particular with the Independent Party in coalition with the PP (Partido
Popular) who are currently governing after the elections. This was by way of an informal
presentation leading up to the Official Master Presentation after the summer holiday period.
One of the specialists involved in our project is the Professor of Sociology, Isabel
Colmenar from the Albacete University. The sociological study is a very important report as
it analyses the demand for such a project and the demographic growth of Almansa.
We are also pleased to confirm that all the environmental impact studies have been
completed as well as the topographical plans and detailed aerial photography which has
allowed us to create a 3 dimensional computer model for the golf course designers,
landscape architects and other specialists involved in the design stage. For the Master
Presentation this 3D model will also be complemented by a 150 square foot model which
will then be used for ongoing sales and marketing.
The golf course designer has been on the land this week, walking the site in order to
complete his design to allow it’s implementation into the definitive Master Plan.
We are happy to confirm that we have signed contracts with the prestigious company
Viteware which will organise and host the big event. This company is very experienced in
organising such events for multinational corporations throughout the world. The Official
Master Presentation will be an event like no other held in Spain for a project of this type
and we will be contacting you after the holiday period in order to welcome you to this event
should you wish to visit.
In the meantime, we have defined a list of people who we will be interviewing personally in
order to collect their final opinions to allow us to put the finishing touches to the
Presentation. These people are public Councillors, politicians as well as cultural
departments and different relevant associations and we expect these to be between 60 and
100 people in total. This will be carried out during the forthcoming months.
It is almost impossible, in a short newsletter, to portray the depth of work and progress that
has been made with our unique project and therefore we look forward to informing you in
full at the grand Presentation.

Smile What a great investment this is proving to be!!

Latest prices, emailed out on 30.11.07, are: plots of 500m2 currently available and priced at just 70,000 EUR.

How nice to know that I bought my 2 900m2 plots for just 65,000 EUR each. This baby is turning out to be even sweeter than I had hoped!!

Feel sorry for all the doubters out there, they are missing out on an amazingly profitable opportunity.

harvey, if you carry on spitting the price you paid around like that, people arent going to want to be investing at the current prices are they...

if planning permission gets granted as we are hoping, then the deal will be sweet for all...

Prop, people will pay whatever the market dictates. As a seasoned investor in many asset classes I have no fear of transparency. I did however feel it necessary to counteract the tiresome stream of deramping on this thread by some ignorant and / or embittered local property agent(s). The price I paid for JDLR was a bargain basement price which was open to anyone. I make no apologies for having the courage of my convictions. The current price is no doubt also a bargain. This is going to be a very highly rated development. So, Prop, please don't tell me what I can and can't say. I have nothing to hide! Do you??

Each investor opinion and look different from the other, but there is the so-called far-sighted investment, yes, there are risks but good,deep thinking and planing abolish the risk ......
And I think that the JDLR will be great projects ......

For there to be development at Jardin de los reyes they will have to reopen the plan general. This will take another 3-5 years. From what I can remember the idea of Jdlr was money would be returned by end of 2007 if planning had not been gained by then. Am I right?
