Default new urban law enforece from Apr-07 nationwide can treat JDLR

I don´t know if any other members are aware of the new legislation aproved by the Upper Chamber in Madrid in Apr-07.("LEY DEL SUELO")
It will overrule the former law set by the PP that allowed all the urban development abuse in the last 10 years.
Some guidelines are:
-30% of the urban land of a municipality must be reserved for "vivienda protegida" (council projects).
-no new developments will be granted planning permission if they double fold the population of the municipality (JDLR will be around 5000 units that makes at least 10000 new neighbours) What is the population of ALMANSA?25.272 hab. (2007).However, I am not sure if the restrictions kicks in when the development double fold or increases by one third the population.
-AND THE WORSE: golf courses will be able to be developed in any land class, but they will not be an excuse for the development of residential areas. Only hotel and leisure facilities will be allow to be build near by.

For what I know JDLR will have hard times to become a tangible reality whitin a few years, unless the new law will be write off.

Please post for Spanish nationals or English emigrants with knowledge of local affairs will be welcome.

From what you know ... nothing to worry about then! JDLR is going to be one of, or even the, best eco-resort in Spain, if not Europe. It is doing just fine, thank you very much, all you people who post here with ridiculous attempts to worry investors. I am enjoying my substantial profit already and will build on my two large plots in order to enjoy fully the fruits of this amazing development long into the future.

You only realise profit after you have sold. So until that day, I think optimistic is all you can hope for.

Serious investors, will not care what we write, they only want to see fact and evidence of the monetary returns they will get. It is about substance over emotion.

GG, what is your interest in JDLR? You apparently have not bought a piece of land there but you see it as your duty to come on this board and badmouth the development.

HarveyD, please keep your remarks respectful.

For what it is worth.

1. I live about 1 hour from the development.
2. The climate is different, more hot, and more cold extremes.
3. There are different clients for different things.
4. To make profits rather than talk about making profits are 2 different things.
5. There is not that many facilities in the area.
6. The land was very cheap, and the developer has made his money selling his plots on to you, and you wish to make more money trying to sell on to some one else. Real clever marketing plan.
7. Questions, legal questions I asked, is there a building licence, no one seemed to answer or choose not to answer. Either, yes or a no, no answer.
8. I think rural tourism in spain will not be the same as coastal tourism. Sun, sea, sand. It may be a mega resort in the middle of nowhere. I guess a little similar to Polaris. Big resorts, some facilities not much else.
9. Are the local people buying here? or is it all ex pats non locals? Are the people of Madrid and Valencia bringing it to the table, or is it Australians, brits, so called investors, or speculators.
10. No I would not put my money here, I think there are better things in the market, I do want people to make money, but I dont see this as the best thing since sliced bread. Money in escrow accounts or not.

I can not see the people queing up to buy your plots, or were you buying plots, building and selling. Spain is in a crisis market, the things that sell here are distressed and discounted products - did you not see that some of Spains large developers were going to the wall?

Plots in the middle of nigh land, where people are talking about making big returns is the land of cuckoo. But like all things, it will probably when done be a nice resort that appeals to some people, and they will enjoy their investment, and hopefully make money on. But no, I would not put my money there or encourage my clients too. I dont see the great investment.

As an investment market, i dont really think Spain as one. Low capital appreciation now, rental income non residents, highly taxed, low yields, high property prices versus incomes. Nice place to live and retire when you have made your money but not for making money. Come on you guys knew this, and you were just playing with me.

GG, I won't waste time arguing with you. You are wrong, plain and simple. I have an interest in JDLR. You do not. Therefore, take all your comments elsewhere. Otherwise people will think you are just jealous. And you wouldn't want that, would you?

Risk Free Investment

Prices from: 70,000 Euros

HarveyD and Law are for the development, hence they have invested

Lysos, myself and perhaps others have not invested.

Fair enough HarveyD and Law have more to lose, but if they have 10%, they should not lose so much.

The point of the forum was to discuss.

Personally I am not here to bad mouth, I am trying to tell people what I think as I have been to the area, I live in Spain and work in property.

Polaris made millions building in the middle of nowhere. Maybe Jardins will as well.

A few points

1. Whatever peoples opinions are, that is there opinions.
2. All comments must be kept polite and respectful.

If you can not respect others then please dont post.

People contribute for whatever reason, it is a public forum, and we all have the freedom to express our views, even if they are contrary to one another.

So from now on. Zero disrespecting others.
