Default Not convinced

Hi Andy if I simply do not have time to go and visit the development, for me it does seem like time well spent when I have a 1000 and 1 things to do. I expressed my comments in sincerity and do not not need to go to Albacete, or Alamansa or the site, I can do the figures, I know the market here and have possibly greater local knowledge than many people, to know if it is worth a drive too. I am sorry, not convinced, but Andy, I wish you well on this one.

Jardin de Los Reyes

I have been looking in Castilla La Mancha Spain for property and come across a town called Almansa. There are two projects Torre Grande Golf which has just received permissions for its first phase and Jardin de Los Reyes which I have been told hasnt even put a project in to the town hall and have in fact been asked to withdraw their website by the town hall. I know which I will be looking at. Also The Algarve is looking great for investment

Interesting post if true.

That the town hall is asking no one to actually publish the site.

My question to all the people who has brought there or put money in.

What did your lawyer say about this? What advice have you been given to put money down on unlicenced projects, or speculative investments? It seems from a 3rd party point of view to be like gaming or gambling as you have no idea what the outcome is going to be.

If true the comments above. I guess the only way to know is get your lawyer to speak to the town hall to find the truth. Seems a bit logical to do that prior to purchase not after.
The whole deal seems a bit weird in truth.

The comment above about the developer not even submitting a project yet rings alarm bells, as that means he has maybe not even tried to get a licence. As far as I know to apply for a licence costs money, and at least that would make them seem more serious. Not convinced on this whole thing so far.

My question to all you investors, if you get your money back, will you come invest with me after?

Morning Darren - couldnīt sleep last night (saw your post was at 1.05am - were you watching the election results?). "Laws" quote from Tina was originally posted in the "scams" section of the forum, to which my response was

Very interested in your source of information, as I understand that Torre Grande Golf have been selling their properties for 18 - 24 months with no planning permission, and I believe that in March, their latest planning application was refused because of the amount of water that the resort would take away from the town. Either the developer has found a secret source of water or has acquired planning permission in record time for another reason. The Jardin de los Reyes project is being presented to the town hall in five weeks time. Such is the complexity of the project, that it is anticipated that it may take as long as 18 months for outline planning approval to be confirmed (something that Torre Grande Golf managed to acquire in 6 weeks?). I have spoken to the developer and they have confirmed that no request has been made to remove their web site prior to their presentation. As I represent a considerable number of interested parties, I would be very, very interested to know what your sources are, how you came about this information, and, as you have not contacted the developer to clarify the situation, how you are justified in making your post under the Scams sub-forum.

Bob ("Totallyproperty") got wind of it and requested justification of Tinas claims. Despite this, and several other posts, there was no response, no justification, and the post was moved out of scams into Spanish Property by Bob. (Itīs about two threads below this one at the minute).

I can fully confirm that the directors of the company behind Jardin de los Reyes have received no request or instruction to remove their web site. I can also confirm (and this can be backed up on the Almansa town hall web site) that Torre Grande Golf has received permission to restore an old finca on the land that they have acquired HOWEVER, there is, and will probably never be, planning permission for the Torre Grande Golf project as it stands at the minute.

The Jardin de los Reyes planning application is on track to be presented in 5 weeks (and consequently, approaches to the town hall will be met with blank stares at this time). The environmental, water and sociological studies have been completed with positive results, and everything is proceeding how it has been timed.

In answer to your question about what clientsī lawyers think of this project and the advice they have given - about 75% have got their heads around it and advised their clients to proceed. Itīs a complex project. Sure, itīs speculative (which property investment isnīt?), but there is a money back guarantee written into the contract and would you rather invest somewhere with the potential to be very lucrative with a money back guarantee or use the same amount of money to purchase a one bed apartment on the fifth line from the beach in Varna? Iīd like your 3rd Party view on that!

I agree, but this other development has been mentioned in this thread, and by people contributing to this thread before. It was the direct comparison given in Tina mis-information and needed addressing in this instance.

A lot of clients seem to be consulting with BSA, but still using there own lawyers to get a second opinion. Blank contracts are always available to anybody wishing to see them.

(????) Agricultural land = +/- 4 Euros per m2. Developer actually owns 11.000.000 m2 = +/- 44.000.000 Euros. If every "plot" was subscribed to, 500 X 32.500 Euros (average payment prior to outline planning permission) = 16.250.000 Euros. Even at 1.50 Euros per m2, thereīs still enough to repay investors.
