Hi,
I was skeptical of the location, inland, in middle of nowhere, but I do see some value in a resort for foreign people who dont want to be coastal, or cant afford coastal etc. People put Spain in a category, they jump on plane and then arrive, dont mix with the locals, and are in a resort community, this appeals to some. Like if you knew Spain, you would not invest in Polaris, mass produced units, high prices, but then thousands of people do. It appeals to a certain section.

A real study would be interested to see Proportion of overseas buyers to locals. The spanish are pretty astute people, and if the Spanish are buying in droves then that is a good sign, if most is overseas it is a good sign for the developer they are making money, but look at what the locals are doing, if they will release the information.

I am seeing things with a broader lense, if an overseas investor whom does not know the area, the people etc etc, the inland climate etc, snow in winter time, I think it got to -7 last year, global warming will help *there is a different climate inland to coastal, more extreme, hot in summer, cold, very cold in winter.

I see a value in a cheaper resort community but good facilities inland. Alot of the success i think is on momemtum.

The letter to be was a lot of blah and no real substance.

It is just saying hi everyone everything is going smoothly. Rather than the hard facts. Licence on this day, or anticipated on this month. just a PR exercise, which again is positive.

People must invest in what they want is a free market. My money would not be there, but I understand why outside people think is a good thing. I hope you all make good and healthy returns on your investments and it works well.

What were the rental guarantees etc?
And property management in place?

Any investor to consider any project other than that into consideration by you.
*Consider the investment an industry, coastal tourism is a natural easy, so is the investment nature. *Seen here also to the ability of the developer to call investors distinct from Spain and abroad to make their wealth and the idea is tourism investment.
*I think this (JDLR) project will make a very important investment, and will have a very big reputation in the world. *The investment not only in the coastal, and not everyone loves the coast, and the coast is not all the time.............

So whats the latest on JDLR- Planning application been submitted yet or not??

As it was deemed to be submitted back in April/May-so Its running a bit late isnt it??
Mind you nothing ever runs smoothly or according to plan or deadlines and targets!!

Default Planning progress

Hi DD (and all other interested parties)

The planning application was never going to be submitted until after the elections in June, simply because if there was a change of leadership in the local town hall, the plans might have been kicked out on principle. The initial application went pretty well (there´s been a newsletter sent out about this to all the investors) and there are further presentations going ahead in September regarding the project. Obviously the developer is not going to release all the details before the presentation is completed to the town hall, but the guys at Jardin de los Reyes are pretty happy with how it has gone so far.

DD and DC - how many would you like?

This development seems to have some similarities with "projects" marketed by:
Fortuna Investments. based in Spain, with their head office in Cyprus,
in that they deal in large tracts of agricultural land in the middle of nowhere.

Their first tranche was called "Bella Fortuna", launched nearly five years ago. To date there has been no construction on site or resale to a developer. There are interesting threads on this outfit on other forums.
