I haven't, but I after reading researching and reading through forums, I have noticed that the Costa Del Sol province has boomed in the last few years, is now over priced, there is an over supply, and prices are already starting to fall.

I am investing in the Jardin De Los Reyes development Jardín de los Reyes . As you will never see a ROI like this as you are purchasing in such an early stage. I have done my own due diligence on this development and and using my own lawyer. There are so many factors that makes this such a good investment. - There will be a high speed train station right next the development on the line that will link Madrid, Valencia, Alicante, and Murcia ( Prices have appreciated on areas where a station have been established )

- "Property prices in regions and municipalities with new high-speed connections to Madrid inevitably surge to reflect the value of being a part of Madrid's commuter belt. In 2005 property prices rose by 18.2% in Albacete" Spanish Property Insight - everything you need to know about property in Spain

- Another developer has already been illegally selling smaller plots in a small development Torre Grande Golf for 200,000 Euros close to Jardin De Los Reyes. Now with Torre Grande Golf, the developer states that he already has building permits, but he does not. I asked for a building license without success and you can also ask the town council and they will tell you the same thing. This developer won't get approval as he doesn't even own the land! Very Dodgy

With MC consulting, 1. They already own the 11,000,000m2 of land 2. They are upfront with the fact that they don't have outline approval yet. 3. You will have a charge on the land once contract is signed 4. It is a low density development 5. The development runs its own water/electricity.

They will definitely get planning approval and when it does next year, prices will double.

Thats all very well, but have you looked at valle romano its a 5 star resort have a look at it then tell me what you think i know all about the costa del sol as i have 3 propertys there it may have slowed way down but in time it will bounce back this part of this development was releasted 2weeks ago an is all most sold out, an iam just looking to talk to someone who may have bought there,AN I THINK THIS TREAD YOU POSTED SHOULD BE PUT WERE IT BE LONGS AS ITS NOT ABOUT VALLE ROMANO THANKYOU MARTINM.

Default The village

Hi all

I am looking at the properties at the moment in the village i know all about the drawbacks with spain too but i intend to hold onto the apartment for over ten years and see what rental i can get and also use it as much as possible. I have been up on the site and the views look good, but i am on the ground floor so i dont think i get the sea view as im too far back in Block 4. I think it is worth a punt as looking at other properties they dont seem to have the same ameenities: the golf is my main interest i think i could get some serious rental when the seve chalange is on. Have you found out about the golf yet as in do you get a discount as the the village just tell me there will be a discount but no figures yet, and does any body know anything about this 7% iva refund.

Re the IVA:
Apparently the development has a Licencio Touristico (SP?) which means that as an incentive to purchasers the GOv't refunds the VAT paid. Such refunds are only madein January each year, so if it doesn't open by Jan 2009 as is being suggested, you have to wait until the following January to get your refund.

I would say block 4 should have a reasonable view of the sea. (It's €30K extra for a first floor apartment apparently.) I was on site on Friday last but was not allowed down to the actual sites of the apartments. Still, I tried to envisage it from the roadway and I would say that the lowest level will only be about 25ft below the current level of the road on that side.
