Exclamation Jardin de Los Reyes

I have been looking in Castilla La Mancha Spain for property and come across a town called Almansa. There are two projects Torre Grande Golf which has just received permissions for its first phase and Jardin de Los Reyes which I have been told hasnt even put a project in to the town hall and have in fact been asked to withdraw their website by the town hall. I know which I will be looking at. Also The Algarve is looking great for investment

Hi Tina,

How did you find out that the town hall have asked Jardin de los Reyes to withdraw their website? This is slightly worrying Do you have any more info? I have put a deposit on a plot there. Do you work for Torre Grande?

Very interested in your source of information, as I understand that Torre Grande Golf have been selling their properties for 18 - 24 months with no planning permission, and I believe that in March, their latest planning application was refused because of the amount of water that the resort would take away from the town. Either the developer has found a secret source of water or has acquired planning permission in record time for another reason. The Jardin de los Reyes project is being presented to the town hall in five weeks time. Such is the complexity of the project, that it is anticipated that it may take as long as 18 months for outline planning approval to be confirmed (something that Torre Grande Golf managed to acquire in 6 weeks). I have spoken to the developer and they have confirmed that no request has been made to remove their web site prior to their presentation. As I represent a considerable number of interested parties, I would be very, very interested to know what your sources are, how you came about this information, and, as you have not contacted the developer to clarify the situation, how you are justified in making your post under the Scams sub-forum.

Question

Thankyou for your post Andy. I purchased a plot through your company and I have just been trying to get hold of someone as I was obvoiusly concerned about what was said. I too would like to know where Ms Reddle got her info from. And obviously would like to hear if anybody else knows anything.

All,

Before I purchased in Jardin De Los Reyes, I researched on the area and completed my own due diligence. I also stumbled upon Torre Grande Golf, which I have mentioned in my previous posts. I was quite surprised that there was another development within such close proximity. I then mentioned this to property showrooms and they were also surprised about Torre Grande Golf. I en quired about purchasing villa plots in Torre Grande Golf and requested for the building license from the developer, they then sent me a false license, it was actually a letter to the town hall in Spanish! Quite dodgy.

After stumbling upon this information, it actually added to the reasons why I purchased in JDLR.

1. Torre Grande Golf were selling their plots at the market value of 177,000-199,000 Euros. I purchased a plot in JDLR for 65K Euro
2. Torre Grande Golf is a very small development compared to JDLR 11,000,000m2.
3. Torre Grande Golf were selling their plots without building approval at the time I was en quiring about their plots. At least JDLR is upfront and honest about their situation.

There is always uncertainty in every investment. Jardin De Los Reyes is a high risk with potentially very high returns. We will only see the returns and outcome in due time. Only time will tell.

I think there is a different type of investment for every investor. This investment is purely for the confident.

Thank you all for your responses. I have many friends who have bought in Spain and having helped them over 6 years I know how important it is to make sure you have the right information. You do that by asking the town hall and the architects. I can confirm for all those interested that Torre Grande now has their first phase planning ie for the golf course and for a five star hotel which includes renovation of the castle on the site. I dont wish to cause a storm but the fact is the town hall can confirm to anyone that Jardin de los reyes has not put any project in for consideration. Also if you review the alamnsa tv archives you will see torregrande has been on the tv many times and has publicised its project including water availablilty. These details are available from the architects. I hope this helps everybody.

With regard to the water the torregrande project states categorically that their is more than enough water under their land and that tests have confirmed this. I didnt realise I had put it under scam as it was my first go on this site whether it is or not is not down to me to say.
