any opinions on polaris world developments. getting a lot of good press recently. it would be used for letting and investment purposes

Default Of course Polaris World gets good press!

Compare Polaris World with any other development in Murcia and you will witness a victory for marketing over substance. Whichever publication(s) is generating these good reports, you can be sure that you will find Jack Nicklaus´ smiling fizzog somewhere within its pages. The marketing that has gone into the Polaris World project is clever, substantial and expensive. Just remember who pays for all that!

appreciate your replys. as a first time investor, and new to these forums it is interesting to here peoples different views. i was drawn to polaris world due to its amenities, golf and prices(£83,000). it is purely for rental and investment purposes. the downside to polaris world is the competition with rental and future re-sale. can i have your views lisa??
Andy you say that there is major advertising involved but surely someone like jack nicklaus is a great name to endorse the product.

one thing i have learned from these forums is to take advice on board but also to follow your own instincts. i have reserved at Tanjah beach, morocco which was slated on some posts but is now looking like a good investment, due to planning and building being granted, location, price and quality of build etc

Lisa, thanks for the tour offer but we are already booked up to go over on July 13th with Polador.

wouldnt mind seeing the rental predictions though. looking through various websites and there is loads available

Dear Ferriej,

Please do me a favour. Ring up Parador, say you own an apartment in Polaris World that you bought through them and ask how much commission they would charge you for selling your imaginary apartment. Add to this figure, two nights accommodation in a luxury 5* hotel, subsidised flights from the UK (or wherever you are), and the cost of all the marketing that Polaris World have indulged in (including how much they have paid Jack to endorse their product). Take this figure away from what you are paying for your apartment - and that is what it is worth.

Would also suggest that you speak to some owners on the original Polaris World developments to see if they have been able to rent/resell them like they were promised. While in touch with them, ask about the ongoing maintenance costs and stupid rules concerning having floral decorations in public view.

Finally, speak to any of the Spanish agents who appear on this forum (generally an honest bunch). By their own admission, the market is Spain is not as bouyant as it has been in previous years (although still a solid investment), and a development needs a unique selling point to make it an outstanding investment. The only USP Polaris World can claim to is the price!

Default POLARIS WORLD something strange

I am living in Murcia since 15 years ago and there are many resorts in project and in construction of Polaris World but all of them are far from the beach and I think that there isn´t enough water for all of them.
I have in Almería a golf resort in front of the beach just 200 metres and close to the Natural Reserve of Cabo de Gata this is a good invest.
If someone is interested in get an apartment or an attic over there I can offer you from 200.000 euros.The complex is 10 mins from the airport,has horse ridding,tennis court,swimming pool,is close to a shopping center,has bars etc...All the houses has lumber room,parking and furniture kitchen with the best materials(porcelanosa,siemens...)

There is also a new golf and beach development in this area where 2 bed apartments start from 177.400 € 100m from yellow sand beach ready circa Jan 2009 all permits and bank guarantee for your deposit
For max letting potential you need to be in this type of location PW sites tend to be inland and I venture to suggest that they are not all ideal for summer lets
Also it may surprise many that visiting golf parties like to stay near facilities and action and not just have to use the expensive golf resort facilities
Drink driving laws in Spain and preference is that they can walk to evening facilities and do not mind driving to golf

Lisa is right stay clear of Parador they have a very bad reputation for looking after you, also Polaris rentals are almost non exsistent there are to many, no matter what anyone says.
Have you seen a Polaris world development very tacky indeed.
