You sound like a 'real'dealer'!
£50k per product in a good location in Spain is not easy to find even in this market and if you find them. then the spec may be a touch poor and require improvement [ & the Spanish dealers will have picked the best ones first!!]
Anything new or off plan at 100% finance is only on this type of offer because it has problems!!
prices are firm for the good developments but in some cases offer a good buy on a build of 2 years [ will full permits]
Spanish finance with good interest only terms are normally only available for good located products
If you are serious [ and can qualify for Spanish mortgage finance as appropriate] why not consider good quality off plan which meet the ' location, location, location' test
Eg 2 bed 2 bath apartment @ 189.000 € inc IVA [@ 7%] 30% deposit 56.700 €
About 2 year build time all permits and bank guarantee for your money
100 m from a yellow sand beach and on new golf course [now being built!!!] so good for all year round lets- growth area popular with the Spanish near Aguilas
Spanish mortgage with a top bank up to 40 year term and up to 15 years interest only
I know the £ is low v the € at present but that should change but I paid just over £38k deposit but I consider this a much better investment medium term than buying a £50k product !!
Get in touch if you would like more info but ' I can not help with £50k products' because most of these products are high risk for non Spanish investors and I only get involved with quality with all permits
Anyway good luck and even with the above comments I'm sure that there are the deals you seek.......if you can beat the Spanish to them!!

These are 50K Euros not 50K Pounds, and yes they do required refurb and refurnishing. They are 20 years old. We are obtaining 58K mortgages, hence little capital required for reburb and furniture only. They have an immediate let market to locals.

We do not consider offplan for these reasons:
1 There is no clear exit strategy
2 The deposit monies are tied up assuming there will be capital appreciation once the development is finished. I am making the assumption that there will be no capital appreciation unless the buyer creates forced appreciation by adding value (eg refurb)
3 The bank valuations on offplan are even more atmospheric than valuations on older properties
4 Prices are so high, they would never stack because locals would not rent them

Default For sell in Almería Spain

I have for sell 14 new apartments in Almería playa exactly in Vera 200 metres from the beach,full furniture (ready for rent),complex with communitary swimming pool,and security doors inb all the complex and card access,garage etc...155.000 euros,Tasation of the apartments 191.000 euros so you get the 100% of the mortgage.
Good opportunity invest...
Also I have in construction flats in 110.000 euros in a Development completion 2009.
