Here are some starters.

Keep you money in a high interest account and look at a market that is not falling apart.

In a market that already duffers from serious oversupply, buying land to build apartments just makes no sense.

Buying premises unless they are very well located, inwhich case they will not represent value imakes less sense.

One of the main problems in making a turn in Spain is the high cost associated with buying and selling and you need to take this into account when looking to make a turn. Given the current market circumstances this is becoming next to impossible.

One project I am looking at is a development that has gone into liquidation, which I am looking for an investor for. There is an opportunity to purchase cheaply and still make a turn. at sellable prices.

If you are waiting for Chinese, you may as well wait for the cows to come home.

Some people are just desperate and will say anything - Spanish prices will fall more before any upturn.

There are some good deals there if you look around as many are just selling up and attempting to get something back.

Good luck with you project.

Spain needs to change.
1. Taxes
2. Socialist mindset
3. It is going down.
4. In 12 to 18 months, there will be some bargains, some real bargains.
5. The election is key, if the plonker Zapatero gets back in. Spain is really shafted.
6. If someone else gets in, still I see it is going to be a rough market. Unemployment rising.
7. Tax policies need radical reform. Too much is given to people who dont work.
8. A friend 30, just got laid off, he is paid his salary for 1.5 years on a livable salary.

No wonder taxes are so high, the social benefits are so high. There is no or little incentive to work, as you are taxed too much to give to people who dont work!

Where is the telephone number for living and working in Dubai..............

1. Yes they need to come down considerably. Other markets offer much better tax incentives.
2. Explain please?
3. Definitely and big time.
4. Absolutely, especially on bank repossesions!
5. Why? As I see it the problem is one caused by external influences eg) US Sub prime.
6. Especially in the real estate and construction sector
7. I disagree see "8".
8. That is the key, he is only paid for 1.5 years, after that he will receive a period of what they call colloquially "the ayuda" - (the help). After that, nada , nothing, zilch. Your friend will have had to work for a fairly long qualifying period in order to have earned his unemployment benefit. Compare this to the UK where you can be unemployed indefinitely as you fall back on social security after your unemployment benefit runs out.

I agree on the fact that we don't need Zapatero to stay in power and yes the market is going to come down big time over the next few years. If it levelled off in 2005, it will take at least until 2012 to peak again. 7 fat, 7 lean. I'm not religious but it does seem to the cycle of business also.

Are you lot aware that around 1996 the Spanish government abolished the law of having to be a professional, noted and registered body to be able to sell property? Once this was kicked out, it opened the doors up to a load of unprofessional / under-qualified brokers who had no ****ing idea how to value property - which also made priced soar to fenix heights!
