Default Polaris World Murcia Spain

Hello, I promised my wife that if we found a real upstanding Spanish Real Estate company and bought from them then I would eat humble pie and write about them!

I like so many others have not been overly impressed by the UK media coverage and advice from people that either have a feasted interest or from so called friends that have no idea!!

We have spent hours on the internet and finally agreed on a company called Grupo Opl Polaris World-opl The reason we choose them was that they did not tell any lises and even advised us not to buy on La Loma.

Now all you people that want to listen to people that have no idea, then go ahead and be my guess!!

Well done Guy & your happy wife on your first posting, praising a develope, without giving us facts & figures. Just don't tell your wife about the the thread on here offering Polaris World property for 35% of the original sale price !.

Through Grupo Polarisworld-Opl we did save 30% and it was furnished! ;-)

And are you happy that other PW buyers are finding the rent does'nt cover the ongoing expenses?

Thats not an investment by any stretch, a lifestyle purchse maybe.

For less than half the price I got a 5* luxury detatched on fairway villa with own pool and own grass garden on good sized plot with own 7km sandy beach ONSITE and Meds largest marina and a huge array of sports and leisure facilities. I think the rental yield will make a healthy annual profit so why would any one 'invest' in inland PW developments?

Getting a reasonable return from letting your home in Spain on Polaris World or other locations requires quite a lot of work
Rentals will not just come to you....you have to go out and find them
I have rented many times in Spain and more often than not the owners has not throught about what their customers want!!
On Polaris World, if you buy the right property, and then set it up for rent and market the product you will do OK
A good opportunity is Condado de Alhama which will have 3 top golf courses, great facilities and also close to some good beaches
Here done right you have a market for golfers, families, walkers but clearly you will not get the full benefit until the facilities are there
But a first floor 2 bed maisonette with solarium at 119.800 € or a golf suite from 89.000 € will medium to long term be a good investment and produce a good income stream
On all new developments even if you market your product properly there will be a delay before the income stream gets going.....but that is the property business
Well worth a look !!

Hi Guy
I am not sure if Polaris world properties are for Investors

as there are far too many properties for sale from dev.

i bought from them 2 years ago off plan i was prommised they will market my property for rent and i will find no propblem letting how wrong they were

the properties on rent are asking £175 week rent on Investment of £170K

as for selling i am giving 40% discount from org buying price last 8 month
not a single enq.
it is front Line 2bed 2bath townhouse

so much for polaris world

Am I the only one who does not care for golf and wonders if all these golf developments are going to sell. It seems to me at the moment that if you don't like golf you are stuck with resale properties and there does not seem to be any new resorts that don't boast 2/3 golf courses. I personally would not consider holiday renting on a golf resort as the game has no interest for me. Surely I am not the only one!

They do have lots of other facilities as well so they are not just for golfers although when the Nicklaus Golf Trail is all open with 9 courses The Resorts will be very popular with golfers which when established will with good marketing provided opportunities for winter lets
As you would expect, whilst the Resorts are being developed and becoming established there will be a time lag before anyone can maximise the potential
One thing you can not bank on is to finance your mortage from lets from day one, perhaps close if you have an interest only mortgage first and have put down a good deposit and you work very hard to let it to various interest groups

But why invest in Polaris World, when I can buy a villa on a development with own sandy beach, 1000+ berth marina and 3 on site golf courses on a secure Government Plan Azure development in Morocco?

I would much rather holiday in an on golf villa that is on a beach development with marina than be limited to an inland PW resort where you have to drive to the beach and there is no onsite marina to eat your dinner next to in the evening.
