10 to 50% discount to what?

To bank valuation
To market valuation

We have even bank repos, but still the bank needs to cover its backside

spain is in for a cool time, like the uk and usa. Bargains galore.

I know the market is slow in Spain, but I've yet to see price drops of 50%!!!

Default Bank repo 57% below bank valuation

Bank Valuation is 360.000 euros
Sales Price is 230.000 euros

So the discount to bank valuation is 130 euros. It is just under 57%, 56.6% below bank valuation.

So yes, we have arrived at an interesting time. It is a deal. Let me know if interested.

problem is try and get a mortgage in Spain at the moment! friends that are mortgage brokers in spain are finding life tough and cutting staff. Also the banks are being prats and agreeing mortgages and than pulling out on the day of settlement due to stupid reasons.

but i will still recommend Mortgages in Spain | Mortgage in Spain as they are stars

MMM, the banks have done that I have seen it, they agree mortgage, and then last minute pull the rug, is that legal? It certainly is not ethical.

I saw in bank today there were offering 13% interest in sterling with Barclays , are Barclays in the **** in the uk or something or Barclays in spain? 13% interest from a bank, 50k sterling minimum deposit.

Pretty good, was not even in barclays bank! it was in a spanish bank of different name.

Yep! I saw over on Mark Stucklins blog that 6 out of 10 Spanish mortgage applications are being refused.

Our mortgage side of the business is getting a lot o leads but we cant do anything with them. the days of 100% loan to value are gone and the Spanish themselves have got used to lower prices so we should too.

Default Costa Blanca North Bellarotja development

Does anyone have any info as to what is happening with this development. I know Fadesa have merged with Martin SA but my friend has already paid 40,000 Euros for a property here that should have been ready June 2006. It is still not finished and her bank guarantee has run out. Her lawyer has asked for a new one but she has not heard anything from him either. Can anyone help?

just going back thru some posts I hadnt read yet and this one got me thinking.

230,000 is 64% of 360,000. The difference of 130,000 is 36% of 360,000.
Therefore 36% discount to bank valuation.

Or have i missed something?
