Default costa del sol

hi there, i've been looking at buying in spain and was wondering if it was possible to get a 2bed seaview in peurto banus for under 200k (euros) on a 100 or 95% ltv mortgage? and if not in peurto banus then how close, maybe san pedro, marbella, calahonda?

i look forward to any responses

Hurghada, sorry mate but you're dreaming if you think you can get seaviews in Puerto Banus for 200k. Thinks may be slow here, but that does'nt mean they are giving stuff away for free. The closest you will get is a quite nice development called 'Los Naranjos' which is in an area called 'Nueva Andalucia' about 5 minutes walk to PB. A 2 bed can be had there for around 270k plus. Do a search for it, you will find them on various agent's sites. Don't be afraid to make (sensible) offers below asking, you never know. As for 95% ltv, really mate, not a hope. Try more like 70-80% depending on what credit worthiness you can demonstrate, unless you raise finance on other property in your home country.

hi i stayed in an apartment in los naranjos it it a realy nice place an not very far from banus,i would love to buy there but i have both on another development on costa del sol.

Hi hurghadad

Unfortunately you will struggle to get a 2 bed in banus for that price even in the current climate and if you are a non resident you will definitely not get a 100% mortgage.

Realistically to get something in that price range you would need to forego anykind of Marbella district address. You would however get something very nice in the Mijas Costa Region (Calahonda through to Fuengirola) at that price. There are some lovely complexes around the La Cala de Mijas area.

Have a look at the following website. Property Spain from Marben Real Estate, Property La Manga Club, Costa Calida, Murcia and do a property search within the costa del sol for an idea.

As a non resident you can still get 80% LTV mortgages with the possibility of a fixed rate for 5 years at 1% above Eurobor.

There are some good bargins if you can stand the Euro rate at the moment

If you find that your budget is too low for CDS which I think it is I can get you a 2 bed apartment circa 100 m2 from one of the best beaches in Spain for circa 177.000 €
But you will have to have 30% deposit and it will be ready circ mid 2009
It is near Aguilas in Almeria where there is perhaps more scope for property growth over the next 5 years or so
Also within a 15 mins walk of the beach in a small village a 2 bed maisonette from circa 132.000 €

Hi Brian,

You have to remember that people want to be in Costat Del Sol for different reasons especially the "i made it" factor and to be seen - personally i dont like banus but in the off season, but i am not everybody - some people want the ritz and glitz - just look at Cannes! dont know what all the fuss is about and much prettier places down the coast
