Default High Appreciation In Turkey

Hi,
I have been hearing a lot about capital growth opportunities in Turkey. I am interested about investment opportunities in Bodrum, Marmaris and Dalyan. Are mortgages available. Any advice or views on turkey would be greatly appreciated

Although you post this long time ago, if you still think on, there are mortgages for foreigners in 0,60% per month for Euros which can be for 120 months.We help for our clients to have a direct information from the banks for any property located in Didim or Bodrum; Aegean Side.

MORTGAGES IN TURKEY
Turkey 2nd most popular country to buy property in the next three years –

The Turkey Mortgage is offered to you and provided by many Turkish banks such as Turkiye Is Bank, Deniz Bank, Garanti Bank etc.

The Turkey Mortgage is intended for private individual resident in the United Kingdom of Great Britain and Ireland, to finance property, not older than 10 years, and also off-plan projects analyzed and approved to be used for recreational purposes in Turkey.

The duration of the mortgage loan will be at least 5 and at most 20 years. The sum of repayments and interest is a fixed amount during the fixed-interest period, which differs from bank to bank as well as the mortgage option you go for.

The announced interest rates (only 6.6% for Euro and 7.8% for Pound, these changes from day to day as it will be the final rates on the completion date) and deposit can change from bank to bank although the interest rate for you as a non-Turkish citizen is much better and compatible. This means that you will be able to buy to let, and the mortgage will be covered like in the UK ten years ago.

PROPERTY MARKET TODAY
A warm Mediterranean climate, beautiful scenery, friendly people and value for money have been attracting tourist to Turkey for decades. The Turkish government is now channeling huge public and private investment into the country’s infrastructure as part of its ambitious plans to nearly double the number of annual visitors to 63 million by 2023 - placing it in the world's top five tourist destinations. New roads, marinas, golf courses and airport terminals are transforming the coast, as well as increasing property values. Indeed, with prices currently significantly lower than more established markets, such as Spain and France, the potential for strong capital growth is a key attraction for many buyers.
Rapid development has changed former fishing communities like Bodrum, Fethiye, Dalaman, Dalyan and Alanya into major international resorts. Leisure facilities, such as the golf courses in Belek and Antalya as well as surfing and kite surfing in Oludeniz and Calis. A string of marinas along the coast, such as Gocek, have added to the appeal for many. But those seeking a quiet Mediterranean retreat need not be disappointed, as a slower, more traditional way of life still persists in the smaller resorts and countryside such as Uzumlu ans Ovacik. Infact, Turkey has some of the most unspoilt stretches of coastline in the entire Mediterranean for hitcher and nature lovers.
In anticipation of the start of EU entry negotiations in 2006, British buyers flocked into the Turkish market eager to benefit from rising property values. Encouraged by the affordability of Turkish property, with prices far lower than more established overseas markets like Spain, thousands took the plunge. Official statistics show that the British are the leading foreign purchasers, buying over 14,000 properties between July 2003 and the end of 2006.

Although negotiations with the EU have slowed, the reforms introduced to allow the start of membership talks have been hugely beneficial for the country. Economic growth and investor confidence is strong, with $2 billion invested in real estate from abroad in 2006. Total foreign investment was doubled in 2007 and is expected to double in 2008 as well.

Despite significant increases in prices over the last 3 years, Turkish property remains comparatively cheap. The recent introduction of mortgages for foreign buyers has increased finance options. It is still possible to pick-up budget apartments for less than £35,000; while at the top end of the market luxurious villas with stunning sea views are available for £275,000 – a lot less than you’d pay elsewhere in the Med!

Mortgages are available (up to 100%) from Turkish banks for high net worth investors (including non-Turkish nationals). For "ordinary investors" - up to 80%. The availability of credit is easier to attain from Turkish banks than from most of the foreign lenders.
It is possible to have a gifted deposit on the right type of investment in Turkey. You'll need a good agent to identify such investments for you.
Price Water House Cooper (PWC) and the Urban Land Institute (ULI) published the 5th edition of Emerging trends in Real Estate Europe in February 2008. They concluded that Turkey is the best investment in 2008 for residential property. PM me if you want a full copy of the report.
