Default Istanbul v Riveria

Hi peeps

Am in the position to make my first investment in Turkey ,I have visited Icemelar and surrounding areas and loved it and am eventually at the stage where I can afford a place here.

However realistically work commitments mean I will probably use it for 1 decent annual holiday.

so now my thoughts are would I be better buying in the capital which( I stand to be corrected)has a potential 12 month season v the shorter holiday season in the riveria.

also is their a huge difference in likely rental incomes , I should say this would be a 2bed villa in the riveria v a 2bed apartment in Istanbul.

This is a long term investment so I am not looking to hold on to it and sell anytime soon

all opinions appreciated.

Now BB72 that is a fairly difficult question.

Investment in the capital Ankara, good summers, hot & sticky, a wealth of history, probable good rental potenial but I doubt for the foreign tourist. Cold & wet in winter
Istanbul, Turkey,s second city, Lively throughout the year, a wealth of History, probable rental for the foreign tourist trade, cold & wet in winter.

Which Riveria?

Icemeler, Bodrum, great areas to invest if you are careful and good at marketing your property. Great beaches, loads of history, open all year but quiet in winter

The Turquoise Riveria.

Fethiye, Calis, Oludeniz. Great area, fairly warm winters, ski slope being built just 1 hour away from the coast, ski in the morning, swim in the afternoon.
All year round town, amenities open 12 months, summer season April to November
Some 4,000 + British residents live permanantly or for very extended periods.
A wealth of history, the airport only 45 mins away. Excellent rental potential for villas/apartments at the right price with good marketing.

My advice, dont rush, do more research, some excellent property vendors and developers on this forum who would be pleased to help.

I almost agree with everything cj.lion has said and would like to add some more comments:

Ankara: not really an ideal location if you also would like to use your property as a holiday home as well. However, if your purpose is to make an investment, local demand for property in Ankara is among the highest in Turkey, you can be sure that you'll not only receive a great return on your investment, but also easily find a tenant for your property (long term tenant)

Istanbul: 12 months living city, financial and partying capital of Turkey, very very strong local demand for property. Good for both holiday and for an investment. However, you should know that we turks generally like to rent for long term, and this could be a problem for you the day you want to enjoy it.

Turkish Riviera:
Well, Içmeler is for sure a great location, however this time I would advise you not to put your hopes on location. For sure you can have short term tenants however long term is another story.
