Long term or short term in altinkum?

Default Long term or short term in altinkum?

I own a three bed penthouse in altinkum which i have just started

renting out this year through the company that i bought from,

without going into all the details it has been a bit of a nightmare so i have

now decided i want to get a long term rental in the apartment instead,

Just wondered if anyone else has chose this route and did it work out better

or not? Can anyone recommend a good (trustworthy) company who can look

look after things either long or short term?

Hi (again) altinkumdan!

long term rental is a more assured route for income, but you will receive less per month than a holiday rental. However you need to weigh this up against the fact that you are more likely to get a steady income, rather than a sporadic and seasonal one.

However renting long term in any country does have its negatives:
- you must maintain the property more frequently as wear and tear will be higher
- you may need to provide more facilities (furniture electrical goods etc) than in a holiday rental (not essential, but it will obviously help to rent it out)
- it is harder to oversee what is going on, so you need a trustworthy agent to deal on your behalf.

Being a landlord is not easy - I have had eperience of shoddy letting agents myself with my property at home, so I fully understand what it is like when your agent is not on your side, and this is made worse when they are in a different country. But having said that being an agent is not easy as you have to look after the LL rights and their property, whilst not alienating the tenants.

It really comes down to a matter of choice. Are you prepared to deal with the responsibilities of being an absent LL? i.e having to pay an agent, being prepared to cover the cost of wear and tear etc? if the answer is yes then a long term let is definitely worthwhile. your biggest problem will be to get a trustworthy agent.

Not wanting to sound like I am touting for business, but if you want to chat with me about this PM me and we can get in touch and go through all the pros and cons, fees etc. If you did ask me to look after your property you have my assurances that there will be a close eye kept on yur property, regular inspections etc. Of course there are other agents out there also giving a good service, and I would not be so presuptuous as to say that I am the ony one offering a good service, so scout around the internet - at the end of the day make sure you feel comfortable with the agent, and that you feel they understand what you want and expect from them and the tenants.

As for cheap flights, the general rule of thumb is book early or last minute to get the best deals. I can give you some links to websites I use if you like (one is via another forum, so not sure if I can post a link here without breeching posting guidelines, but if you PM me I will give them to you, no probs).

Question Altinkum rentals

I have experience of long term rentals in Altinkum, if you can find a UK renter, then you might be able to receive a decent monthly rate, but if you are looking to rent to turkish clients, you will find that the most they are prepared to pay is about 300 turkish lire per month, if you are happy with that type of figure, at least you will have someone in situ to make sure you are informed of any problems, also they will pay electricity bills and council tax.Talking about electricity it is not unknown for the electricity company to not only disconnect the supply, but also remove the meter if bills are not paid on time, sometimes for as little as an outstanding bill of 3 TL, then you have to pay for it being connected again, and maybe if they are busy, quite a wait.
