Hi I have been in RAs Al Khameih today. I have stock in another similar project in the area, patment plan is 5% now, 10% in 9 months, 15% 6 months after, 15% 6 months after and 55% on completion. It is called Mina Al Arab and is being constructed by RAK Properties. We work very closely with the developer. For more detail on RAS in general please contact me at gavinp@dubailuxuryhomes.com.

What you are being offered is a fair price. Buying PACIFIC now is still a good deal since completion is still far away and prices are still modest compared to what you get.

Like I mentioned on another thread, I took one unit with them and 2 friends did the same not long ago, all really happy. I was dealing with an agent in DXB and one in London, very nice guys...

Again like I mentioned before on the other thread La Hoya has its advantages too such as earlier completion but then again PACIFIC has the parking incl, LA HOYA doesn't...

Let me know your thoughts

Thats working out at 1678 d/sqft which is on the high end.

Prices have gone up however not that high. I also think you could buy direct from Khoie cheaper than that, they sell between 1100 for their poorly placed and low floor properties to 1500d/sqft.

Can you get you around the 1250d/sqft for a 4th floor studio or 1/bed. PM me if you are interested. On the 15/15/ 70 plan.

Dhs 1678 psf is expensive. You could buy in Dubai for that price.

Which agency told you that price?

I have been offered a one bedroom sudio in the oyster block (f) on the 3 rd floor with sea view with car parking space area 570.27 sq ft does any of you guys know what the going price is

An eg of Khoie's direct pricing @ today for Block E is 887.48 sq ft @ AED1,183.948.00 and this is on the 2nd flr. The 3rd flr is AED 1,222.140.00 and it doesnt matter if you are on the lower or higher floor because you are surrounded by sea anyhow and meters away from it. The prices increased the 1st July 2008 by 10% I dont know when it will increase again, my guess is, soon. We deal directly with Khoie, we are in the Emirate and we do not levy any extra costs so feel free to contact me. Thanks Theda

Hi, we represent the developer and this project is not that new many sections sold already however its a lovely project, on the Al Murjan Island which is yes, actively compared to the Dubai Palm. Its excellant value for an investment and has already displayed its ability to yield good premiums. If you are interested please contact me our pricing are direct same as the developer, we do not levy any fee. They also have an excellant payment plan, 15% on Reservation, 15% in 6months then 70% on completion or you can opt for the developer finance for the 70% . Thanks Theda
