hi there,

I have bought a studio in The pacific by Select Properties, the size is 445 on the top floor for 600,000dhs. I was going for Khoie Properties but i didnt because I found out that you guys werent offering studios which was a shame

However I think you have the regency launch coming up so do you know if there are studios there and at roughly how much price do you think they will be launched at??

guys i dont think la hoya bay has a beach :S. if you look at all the houses or appartments are built next to the sea but no BEACH whats so ever :S.

which i think is crap. i mean whats the point of buying something on an island when the main point was to have easy access to the beach. lol no beach no access.

guys go for something else on marjan like

Pacific Ras Al Khaimah Buy To Let Investment Property - Ras Al-Khaimah Real Estate

appartments with roof top swimming pool, saunas and gyms. your own underground parking space. and 15 year payment plan.

I hope they get a metro station on the island so it will only take u 15 minutes to dubai on the metro itself.

I am also interest in Pacific, but the cost maybe too high.

Your Studio is around AED 1348/sqft, which is not cheap, and very similar to Dubai price now. Will the capital apperication and rental market can hold up as in Dubai??

benho i agree what i paid was too much for RAK. but it is cheap compared to Dubai Marina or even Palm Island. To get a studio on the waterfront areas on one of the palms you are looking at over 1 million dhs or more.

Another thing I went to Emaars launch in Asmaran where they launched Maysan Towers and the price was 1.8 million dhs for one bedroom appartment in the middle of the desert. Yes 1.8 Million DHS!!!!!!

Looking at Marjan Island you have to compare it with Jebel Ali Palm, or Palm Deira or the Palm Island and you will see it is cheap compared to the man made islands in Dubai.

Another thing Select Property are offering a lenghty 15 year payment plan and from what I have heard is that SP have done well in all their projects which have been mostly on the waterfront.

so ask yourself would u pay 600,000dhs for a studio on a man made island where you have 5 minutes access to a beach or would you pay 1.8 milliondhs for 1 bedroom appartment in the middle of the desert where the closest beach is 30 to 45 minutes away?

Rent wise I dont know about RAK itself but i think Marjan Island itself will hold up because it will do well with the tourists. RAK does have an Hilton Hotel so that does say something about RAK and its tourists industry.

SP is a british group and most ppl investing in Marjan are europeans. I only heard about this project from my sister in UK who saw their advertising and marketting being done in UK.

Default La Hoya bay or Pacific....

First of all there are no more studios avalible in Pacific. So sale is going fast for both Pacific and La Hoya Bay.

Next prices keep rising. Be aware that is has been holiday (means no sale) and now it is Ramadan for al muslim contries (means no sale). After the world biggest property show in Dubai in october it will go crazy again. So jump before october.

For you Rudeboy - La Hoya Bay is seeking to have a maritime communitee, not only beach. All residens of La Hoya Bay has acces to private beach just next to the development but there is also going to be a very big marina on the site.

In my opinion La Hoya Bay and Pacific are both nice complexes, wereas Bab Al Barh is "low class". I have seen Bab Al Bahr it inside and it was shocking whereas La Hoya Bay apartment is VERY nice inside and very modern.

hmmm La Hoya Bay - Beautiful Marjan Island a render picture doesnt show me any "sandy beaches". it is on the waterfront but no beaches in front of your doorsteps. Maybe I am wrong but even Selectproperty said the same thing. I think their new launch the regency will have doorstep beaches like the Pacific does and if the prices are right i will certainly go for that one too.

La Hoya Bay - Beautiful Marjan Island i think you might be confusing it with some developer next door to Khoie properties projects or you might be confusing it with the Regency which they are yet to launch.

Hi RudeBoy

I am sure that all La Hoya Bay residence will have acces to private beach.

Remember Khoie is the largest builder on the island and have several colmplexes to build. I attach a picture were you can see four large buildings next to La Hoya Bay residence called La Hoya Bay Pelican. In front of these building there will be a VERY BIG beach area, which is privatly for all La Hoya Bay residence.

Also there will be a small beach in front of the hotel and marina which can be used. So all in all there will be beach acces, but not in front of Residence complex, but there will be a beautiful martime communitee with boats comming, people walking around, sitting on cafees and so on. Remeber beach is nice, but I nothing is happening on the sea it is quiet borring in time.......another thing...La Hoya Bay will have A LOT of small shop and cafees on site (in the bottom of the complex) and from the apartments you will have beatiful view of the ocean, the marina, the beach AND the mountains. From Pacific you will (just) have a view out in the ocean.........nothing happening there.....sorry....it will be borring in time.....another thing...it is strange that they have placed the swimmingpool on the roof and not on the ground with easy acces to the beach???? Now you have to take stairs or elevator 8 floors to get from beach to swimmingpool???

I actually think both complexes is very nice - but it is dificult to compare. It is just so different from each other.....
