Default Al-Helio Downtown @ Pre-Launch

Anybody has any insight or opinions on Al-Helio Downtown in Ajman. The project is in Pre-Launch and is to be launched in Oct 2008, which "completion 2011". I have read the full developer's report and have concerns of issues like, No Potable Water, No electricity to Sewage system big enough to cater for the proposed project population.

The architech is the same as for Burj Al Arab, and prices are AED 575 /sqft.

I have a feeling that if Ajman does fly, this might be one of the standout projects in Ajman downtown but just thought may be others have any opinions on this project and Ajman in general and slightly worried about the current lack of infrastructures.

Am I the only one that has invested in this developement??? Obviously I saw it as a standout among the countless projects being executed in Ajman at present???

Anybody else know about this?

Ajman and Korea to build $4b mini-city

5m square-foot development will incorporate Arabic, Oriental and Western designs UAE-based Real Estate Investment Establishment and Korea’s DSEC International will jointly develop a mini city in Ajman at an estimated cost of $4 billion (AED 14.68billion), local media reported yesterday. “Two months from now, the masterplan will be ready for Ajman municipality’s, approval on the environment aspects of the project, and by mid-2008 the ground-breaking is expected”, DSEC International president and CEO Sungdol Kim said after the signing ceremony. He added that the masterplan contains the full spectrum of a modern city with Arabic, Oriental and Western architect designs. Kim said that work on the first phase is slated for September 2008 and includes kindergartens, elementary schools, mosques, clinics and a post office. He indicated that the total investment in the entire project is estimated at AED 15billion ($4 billion), and is expected to be completed with in five years. Four years from now, Al Helio, Ajman will be built around a mixed-used mini-city. About five million square feet of land at Al Helio, Ajman along the Emirates International highway will be developed. The agreement to develop the site was signed by Real Estate Investment Est. director-general Galeb Kamel Jaber and DSEC’S Kim. Ajman Crown Prince Shaikh Ammar Bin Humaid Bin Rashid Al Nuaimi also attended the occasion. The mini-city will include commercial centres, residential apartments, towers, villas, hotels, restaurants, retail and shopping malls. This is in addition to the services area and landscaping, which will occupy about 60 percent of the land area that will go into the designs of the towers and infrastructure services. DSEC has more then 25 years of experience in Real estate development in Korea and the UAE. In the UAE, DSEC is developing the Oval Tower in Business Bay. The agreement signing ceremony was also attended by other dignitaries including Jong Hun Kim, chief vice-president of South Korea’s Hana Investment Bank, Jong Geun Kim, deputy ambassador of South Korea, Yong Suk Kim, deputy director general of Korea’s trade and investment promotion agency in UAE and Neil Cuthbert, managing partner of international law firm Denton Wilde Sapte.

The developers involved, the spec of the project, the spec of the Executive towers is different class to most of the common properties being built in Ajman, all of course IMHO and also pure gut instincts.

Hi there,

I just joined this forum, and to be honest, Al Helio really seems good. It won't be crowded as it goes only 60% under development. The rest remains as parks and reserves.
Is anybody interested investing in it, or have an outstanding deal? Just drop me a line.
