Don't do it! If you want to invest in the UK then buy into bricks and mortar not turf!! I am a property journalist and offer investors lots of impartial information about where and what to buy in the UK in the free on-line resource at Square Foot Magazine. There are many Members on this excellent Forum who will give impartial advice - please take it and opt for a less risky gamble!

Default I went to see this property last week

Hello.

I live in the UK, near the New Addington site. I was interested in investing in the property, and went to see it last week. The postal code for the land is CR9 0BD. If you put this into Google Earth, it will take you straight to the land. It's at the end of Vulcan Way.

There are a few things to consider. This is Greenbelt Land (protected), and no-one is allowed to build on it. Planning is not approved, and may never be. If planning is requested, you can be assured that it will go to court for several years. Having said that, land is short in Bromley and there is a housing shortage, so planning may well be approved. Then you could sell for about £60000 to a developer. But why have developers not bought the land yet?

Who is going to push the planning permission through? Definately not the company selling this land.

The reason I did not buy this land is two-fold:

1) New Addington is not a good area. It has a lot of council houses (free housing for the unemployed) in the area.

2) The land (basically a empty field) is next to a large industrial sector, which stands directly between it and the nearby houses. You can see this on Google Earth.

Land for building houses is precious in the UK. There are a lot of fields and Greenbelt land, but it is prohibited to build here - yet. If you have money to risk, then buy this land - but it is a very long term investment, very high risk and the area is not desirable for good property. If land is so precious, why is this land being sold so cheaply, and why are the sellers trying so hard to sell it, and so unsuccessfully? That's because no-one wants to buy it.

Paul, You are wrong; it is not even a "very long term investment". It's a no-brainer. If you really want to buy a plot in the hope it might eventually get planning permission, then buy a field yourself instead of a tiny piece of one for a vastly inflated price.

All these companies peddling these plots are conning people. Why do they have to market them in Australia & the Far East.

Hey guyz...

It surprises me that this post on UK Land Investment is on from 2006 !!

Reason being, I have come across this company just a month ago (Jan 2008).. and UKLI's offerings, terms as well as claims are pretty much the same even today !!

Same location, same cheap plots.... and they project a 400% appreciation.

If this is true, you guyz could have made a massive profit by now... (they say land had appreciated 800% in the last few years)..

Just curious, have anyone of you taken the plunge and invested in UKLI's offering ?

I guess I know what I should reply to their agent tomorrow...LOL
