Default Commercial Rentals?

How different is commercial rentals to residential ones? There's a small place near me that used to be used as an office for a taxi place and a driving school. The location is good, the place needs spruced up a bit, but not too much.

The current owner is talking about selling because he's had a catalogue of personal disasters recently. I'm tempted to buy and rent the place out to some small startups that I've been talking to through the local Business Link. They're places that should be getting funding through stuff like the Princes Trust, so they will have some money at least short term.

I'm worried about a lot of things - security, payment, my liabilities, etc. Is there a lot to worry about compared to residential rentals?

well always have an commerical rentals rather then residential . In case of commercial you can get huge amount of rents and even high when compared to that of the residential rents. But, there are few risk factors to be considered for the commercial rentals like you need to have permissions from the local government ,even from the municipality as well , you need to pay commercial tax to the government etc.

What do you think about the economic side, though - are you having more trouble these days with properties standing vacant, businesses not paying you, etc?
